A growing commercial real estate organization with a diverse portfolio is seeking an experienced and detail-oriented Manager of Property Management to oversee a portfolio of shopping centers. This leadership role is responsible for driving asset performance, enhancing profitability, and ensuring operational excellence across properties.

The ideal candidate will collaborate closely with internal teams, brokers, and legal partners to optimize tenant mix, maximize property value, and adapt strategies based on market conditions.

Key Responsibilities

Financial Management

  • Develop and execute financial strategies to optimize property performance
  • Monitor budgets, rent rolls, and operating expenses
  • Lead budgeting and forecasting processes
  • Review vendor contracts and negotiate pricing for services

Tenant Relations

  • Build and maintain strong tenant relationships
  • Oversee lease negotiations, renewals, and compliance
  • Address tenant needs and resolve issues promptly
  • Support asset planning, including renewals and acquisitions

Property Operations & Maintenance

  • Ensure properties are well-maintained and presentable
  • Oversee capital improvements and renovations
  • Manage vendors and service providers

Leasing & Occupancy

  • Drive leasing efforts to attract and retain tenants
  • Maximize occupancy and reduce vacancies
  • Partner with marketing teams on tenant engagement strategies

Legal & Compliance

  • Ensure compliance with all local, state, and federal regulations
  • Manage lease disputes and property-related legal matters

Reporting & Analysis

  • Prepare financial and operational performance reports
  • Track market trends and recommend strategic adjustments
  • Implement quality assurance protocols

Risk Management

  • Ensure compliance with safety, environmental, and building codes
  • Identify operational risks and implement mitigation strategies
  • Maintain asset records, warranties, and service agreements

Qualifications

  • Bachelor's degree in Business, Real Estate, Finance, or related field (Master's preferred)
  • Minimum 5+ years of experience in commercial real estate or asset management (shopping centers preferred)
  • Strong financial analysis, budgeting, and forecasting skills
  • Experience with lease negotiations and tenant relations
  • Knowledge of real estate laws and regulations
  • Excellent communication, negotiation, and problem-solving abilities
  • Strong organizational and project management skills
  • Proficiency in property management and financial software
