A Brief Overview
The Purchasing Agent is responsible for overall pricing and timely, cost-effective product delivery. In addition, this position assists the Director of Purchasing with developing department policies, schedules, procedures, and budgets. This position cultivates a culture of continuous improvement and actively drives process optimization and skill enhancement within the team and the organization.
What you will do
- Manage and coordinate maintaining JDE accounting issues related to contracts or trade partner qualifications with Corporate.
- Assists with recruiting new suppliers/partners to maintain the trade base and review bids for completeness and accuracy.
- Manages pricing negotiations, files and contracts, payments, and product replacements, updating existing contracts as needed.
- Prepares Bid Comparisons and reviews them with the management team. Assists in selecting a preferred bidder based on competitiveness and ability to fulfill contract requirements.
- Participates in review, development, and analysis of scopes of work aimed at quality control and standardization of equipment, materials, supplies, and services. Analyzes drawings for value engineering opportunities and pricing.
- Oversees BuildPro regarding purchasing (Trade Partner Payment System).
- Prepares quantity take-offs from working or design drawings for budgeting or bid purposes. Manage and maintain take-offs within the software(s) utilized by the company, addressing any issues if they arise.
- Identifies areas and trends in extra EPOs to prevent and reduce costs.
- Reviews and processes options per change orders.
- Prepares monthly site condition reports for new job starts.
- Prepares quarterly corporate reports to obtain Rebates.
- Continually searches for new products, materials, and processes that will best suit our customers.
- Acts as liaison between subcontractors, construction, marketing, sales, customer service, and land departments, providing continuous support to the Construction and Sales departments through processing POs, plans, and other documents as required.
- Reviews the plan and creates/revises budgets for multiple new and ongoing communities to ensure the budget supports product development and architecture.
- Assists the Director of Purchasing with administrative support.
- Cross-trains in all areas of purchasing to be able to assist as needed.
- Performs other duties as assigned by the Purchasing Manager, Director of Purchasing, or VP of Operations.
- Professionally presents self, while maintaining an insightful and enthusiastic team-focused environment.
- Maintains positive communication channels to help flow information from department to department.
- Participates in training when needed. This includes learning product knowledge, procedural proficiencies, and computer software.

Qualifications
- High School Diploma or GED High school diploma or equivalent. Required.
- Minimum 4 years in a purchasing role, Residential Construction experience, BuildPro, and JD Edwards software system experience preferred. Required.
- Proficient in Microsoft Word, Excel, PowerPoint, etc.
- Ability to manipulate and be proficient with PCs and Windows applications.
