The incumbent visits properties to collect, research, and analyze information to develop market value appraisals of real estate in a fair and equitable manner.Salaries: $59,745.51 to $68,559.34Appraises residential, institutional, and commercial properties by collecting and reviewing sales and permit data, evaluating property conditions, performing on‑site investigations to collect additional data, performing mathematical computations to determine value, and adjusting information when appropriate.Performs sales validations and maintains the sales database; performs data entry, prepares appraisal survey cards, and organizes work for efficient field inspections.Verifies information submitted for appeals to determine the validity of such information and verifies the accuracy of tax data.Works with property owners to resolve appeals and collaborates with other property owners, appraisers, real estate agents and brokers, paralegals, and attorneys to answer assessment questions, provide data, and defend values.Real Estate Appraiser IIIThe Real Estate Appraiser III performs all duties of the Appraiser I and II and manages the yearly reassessment of property. The incumbent serves as an advisor to fellow appraisers, uses computer software to generate statistical data, monitors the progress of changes to residential properties, maintains the integrity of the computer system, and completes taxpayer reviews.Salaries: $70,486.56 to $80,884.94Prepares and performs reassessments by generating sales ratio, characteristics, and various other reports; analyzes data, compares the area to the current market, determines the proper land‑to‑building ratio, makes recommendations for reassessment, and verifies accuracy.Monitors the progress of changes to residential properties by measuring physical changes and determining their effect on property value.Manages the integrity of the computer system by recording and verifying the accuracy of building permit information; addresses security issues, trains staff on software applications, and recommends improvements.Completes taxpayer reviews by explaining changes in assessments to clients and conducting sales analyses to determine whether adjustments are necessary.Performs other duties as assigned.QualificationsAppraiser IWork requires knowledge of a specific vocational, administrative, or technical nature obtainable with a two‑year associate's degree, diploma, or equivalent. Six months of experience in appraisal or related field. Preferred: one year of related experience, bachelor's degree, and Virginia real‑estate appraisal license.Appraiser IIWork requires knowledge related to real‑estate appraisal or similar disciplines obtainable with a four‑year degree or equivalent. Over two years of experience in mass appraisal or related field. Preferred: advanced state‑sanctioned courses (e.g., IAAO 101, 102, 300, 171, 151) and applicant's degree or certificates.Appraiser IIIWork requires knowledge obtainable with a two‑year associate's degree or equivalent. Over three years of experience in real estate and microcomputers. Preferred: advanced courses sanctioned by state or national appraisal organizations that lead to certification and a valid driver's license.Work HoursMonday to Friday, 40 hours per week.
