What You Will Do

The Los Alamos National Laboratory (LANL) Real Estate Program (WE-RE) is seeking a motivated professional to join the team as a Lease Tenant Representative (LTR). The Real Estate Program provides leadership and management of the LANL real estate portfolio, and the successful candidate will work with Laboratory staff, National Nuclear Security Administration (NNSA) representatives, landlords, property managers, and others to plan for and manage leased facility projects under current leases, licenses, and other real estate agreements and facilitate other projects in support of the Real Estate Program. This position requires a strong customer service ethic, and safety and security are a primary responsibility for all Laboratory employees.

Key responsibilities include:
  • Coordinate, communicate, plan, execute and/or manage tenant needs and landlord issues and requests such as facility maintenance, operations, inspections, and modifications from initial request through execution.
  • Provide guidance to LANL staff, landlords, and others on real estate requirements, including federal leasing regulations and guidelines and commercial real estate laws and practices.
  • Collaborate with other LANL organizations, with property landlords, and with others to ensure efficient and safe operations in leased facilities.
  • Participate in leased space project budgeting and cost tracking.
  • Prepare and confirm the ongoing accuracy of real estate data.
The successful candidate will have a primary assignment of certain buildings and projects, but must be a team player and may work with the team on acquisition, budgeting, leased space management, planning, and other projects on any given day.

What You Need

Minimum Job Requirements:

Communication & Collaboration: Excellent oral, written and interpersonal skills, with a demonstrated ability to build trust, gain consensus, and work effectively across levels and disciplines. Excellent organizational skills and attention to detail.

Knowledge & Expertise: Working knowledge of commercial real estate leasing, planning, property management, and/or development, including understanding of relevant commercial real estate laws, codes, and standards. Experience in conducting research, investigating alternative solutions, and recommending solutions on facility or infrastructure problems.

Education/Experience: Position requires a minimum of two years related experience, or an equivalent combination of education and experience.

Desired Qualifications:

  • Experience in governmental real estate planning, acquisition, or real property management.
  • Knowledge and understanding of the technical and scientific work undertaken in national laboratories as it relates to real property management.
  • Knowledge and understanding of campus/site/facility planning practices and principles.
  • Experience with DOE/NNSA real estate requirements.

Work Location: The work location for this position is hybrid and is located in Los Alamos, NM. Hybrid is defined as working partially onsite/partially offsite but within 2 hours ground commute of this location. All work locations are at the discretion of management and can change at any time with appropriate notice.

Position Commitment: Regular appointment employees are required to serve a period of continuous service in their current position in order to be eligible to apply for posted jobs throughout the Laboratory. If an employee has not served the time required, they may only apply for Laboratory jobs with the documented approval of their Division Leader. The position commitment for this position is 1 year.

Additional Details

Directive 206.2 - Employment with Triad requires a favorable decision by NNSA indicating employee is suitable under NNSA Supplemental Directive 206.2. Please note that this requirement applies only to citizens of the United States. Foreign nationals are subject to a similar requirement under DOE Order 142.3A.

Clearance: Q (Position will be cleared to this level). Selected applicants will be subject to a background investigation conducted by or on behalf of the Federal Government, and must meet eligibility requirements* for access to classified matter. This position requires a Q clearance, and obtaining such clearance requires US Citizenship except in extremely rare circumstances. Dependent upon the position, additional authorization to access classified information may be required, which may or may not be available to dual citizens. Receipt of a Q clearance and additional access authorization ultimately is a decision of the Federal Government and not of Triad.

*Eligibility requirements: To obtain a clearance, an individual must be at least 18 years of age; U.S. citizenship is required except in very limited circumstances. See DOE Order 472.2 for additional information.

New-Employment Drug Test: The Laboratory requires successful applicants to complete a new-employment drug test and maintains a substance abuse policy that includes random drug testing. Although New Mexico and other states have legalized the use of marijuana, use and possession of marijuana remain illegal under federal law. A positive drug test for marijuana will result in termination of employment, even if the use was pre-offer.

Regular Position: Term status Laboratory employees applying for regular-status positions are converted to regular status.

Internal Applicants: Regular appointment employees who have served the required period of continuous service in their current position are eligible to apply for posted jobs throughout the Laboratory. If an employee has not served the required period of continuous service, they may only apply for Laboratory jobs with the documented approval of their Division Leader.
