Real Estate Manager (Asset & Property Management)
Location: Beachwood, Ohio
Reports To: Company President
Position Overview
We are seeking a high-energy, proactive, and highly resourceful Real Estate Manager to oversee a diverse and growing real estate portfolio spanning five states (MI, OH, PA, GA, AL). In this hybrid executive-support role, you will asset manage an 1,100-unit multifamily tax-credit portfolio alongside direct, hands-on property management of a 10-site commercial portfolio (office and retail centers) with 55 commercial tenants.
Reporting directly to the President, the ideal candidate possesses a strong background in asset management, deep knowledge of Section 42 LIHTC guidelines, and hands-on experience navigating commercial leasing and tenant improvements.

Key Responsibilities
1. Multifamily Asset Management 

• Portfolio Oversight: Monitor, evaluate, and optimize the operational and financial performance of a multi-state, 1,100-unit apartment portfolio.
• 3rd-Party Management Review: Conduct detailed analysis of monthly operating and financial reports provided by third-party property managers.
• Revenue Optimization: Evaluate rent levels across LIHTC complexes to maximize value. 
• Systems & Scheduling: Develop, implement, and maintain a rigorous Operating Calendar for asset management.

2. Commercial Property Management & Leasing

• Tenant Leasing: Act as one of the primary points of contact for 10 commercial properties (ranging from single net-lease assets to a 53,000 sq. ft. office park) housing 55 tenants.
• Lease Negotiations: Proactively negotiate new commercial leases and manage timely lease renewals to minimize portfolio vacancies.
• Broker & Vendor Management: Supervise and contract with external commercial brokers to market and lease vacant spaces; maintain a reliable directory of service vendors.
• Capital Improvements: Oversee minor construction projects, facility maintenance, and tenant improvement (TI) buildouts through third-party contractors.

Candidate Qualifications
Required Experience & Skills:

• Real Estate Background: Substantial, proven experience in regional or corporate multifamily property/asset management.  Accounting background is also highly valued.
• LIHTC Expertise: Strong, specialized background in Section 42 Low-Income Housing Tax Credit program requirements and leasing mechanics.
• Commercial Real Estate Experience: Direct experience managing office and retail assets, including lease structuring and negotiation.
• Software Proficiency: Hands-on expertise using industry-standard property management software, specifically OneSite and Rent Manager.
• Leadership Attributes: High energy, extreme resourcefulness, strong organizational skills, and a solutions-oriented approach to management.

Preferred Qualifications:
·        Core knowledge of basic bookkeeping, corporate accounting, or financial underwriting principles.
