The Real Estate Paralegal is responsible for preparing documentation necessary to matters, including real estate purchases and sale closings. This individual reviews amendments, leases, subleases and purchase assignments and must be able to accurately work on items such as title and survey reviews. This employee utilizes superior communication skills to work with lawyers and coordinate with landlords, developers or other real estate personnel. This position requires the individual to perform with a high degree of independent judgment and discretion.
Essential Duties
Coordinating due diligence for a variety of commercial real estate transactions including acquisitions and dispositions, financing, etc.
Reviewing and summarizing title commitments and surveys.
Curative title work.
Reviewing and summarizing UCC, judgment, tax and other lien searches.
Preparing and filing a variety of documents including deeds, mortgages, memoranda of leases, UCC financing statements, etc.
Obtaining permits and other documents from governmental agencies.
Attending zoning and other types of administrative hearings as necessary.
Preparing and distributing closing binders.
Preparing closing checklists and coordinating the closing process for various commercial and residential real estate transactions.
Drafting and coordinating filings at state/county levels (e.g., certificates of incorporation/formation, qualifications, bylaws/initial LP and LLC agreements, organizational consents, and assumed name certificates).
Other Duties
Must be able to handle special projects as requested. Must be willing to assist other team members as needed. Perform other related duties as needed or assigned.
Reporting Relationship
The real estate paralegal reports directly to the Office Administrator or Human Resources representative and supports the assigned attorneys in the practice area.
Qualifications
Knowledge/Experience:
The Real Estate Paralegal must have at least three years of experience with commercial real estate work including knowledge of financing, lease negotiation, and lending documents and procedures. Must have solid title/survey background experience.
Skills:
This employee should be able to work independently with minimal supervision and possess the ability to manage a multitude of tasks and deals simultaneously. The RE Paralegal must possess strong verbal and written communication skills and have strong computer/technical proficiency. This individual must possess the ability to handle real estate transactions from the initial contract through closing, and must be able to accurately record billable and non-billable time. The paralegal must have the ability to conduct legal research and translate difficult concepts into simple English.
Education:
The Real Estate Paralegal must have paralegal certification from an ABA approved school or a bachelor's degree in a field related to law, administration or liberal arts.
Physical Demands
Must be able to move around the office up to 15% of the time to make copies, fax, file, etc. Remains stationary at least 85% of the time. This position operates computers and other office productivity machines (e.g., fax machine, copier, and printer) on a regular basis. Occasionally required to move documents or files weighing up to 15 lbs, This position requires consistent communication and exchange of information with the Firm attorneys, clients and staff. The Paralegal must be able to inspect and observe information on a computer screen at least 85% of the time.
