Real Estate, Land Use & Environmental Paralegal

A prestigious law firm in Del Mar is seeking an experienced Real Estate, Land Use & Environmental Paralegal to support attorneys on sophisticated commercial real estate transactions. This role will focus heavily on title and survey review, due diligence, and closing coordination, while also assisting with land use and environmental matters. The ideal candidate is detail-oriented, highly organized, and thrives in a fast-paced environment managing multiple transactions simultaneously.

Responsibilities

• Review and analyze title commitments, policies, endorsements, pro formas, and related title documents.
• Identify and evaluate title exceptions, easements, covenants, restrictions, liens, and encumbrances.
• Prepare title review memoranda, title objection letters, and track title cures through closing.
• Review and analyze ALTA/NSPS surveys, including boundary lines, easements, encroachments, and access issues.
• Coordinate with title companies, escrow officers, surveyors, and third-party vendors to resolve title and survey matters.
• Order, organize, and review due diligence materials, including zoning, environmental, and property condition reports.
• Prepare estoppel certificates, SNDAs, organizational documents, entity filings, and related transaction documents.
• Manage transaction timelines, closing checklists, settlement statements, and closing deliverables.
• Coordinate execution, recording, and post-closing matters, including title policies and recorded documents.
• Support leasing matters, including drafting leases, amendments, consents, and related agreements.
• Maintain accurate calendaring and ensure all transaction deadlines are met.

Qualifications

• Bachelor's degree and/or Paralegal Certificate from an ABA-approved program preferred.
• 7+ years of paralegal experience supporting commercial real estate transactions.
• Strong experience reviewing and analyzing title commitments, title insurance products, and ALTA/NSPS surveys.
• Familiarity with commercial real estate closings and due diligence processes.
• Understanding of zoning, land use, and environmental matters is a plus.
• Proficient with Microsoft Office and document management systems.
