Responsibilities

• Guide buyers and sellers through every step of their transaction, serving as their main point of contact and advocate from contract to close.
• Generate and convert your own leads, building a sustainable pipeline of business rather than relying solely on the brokerage.
• Prepare and negotiate contracts, offers, and counteroffers, working to get the best possible outcome for your clients.
• Market listings effectively across digital and local channels, using Coastal's custom branding tools to give sellers strong visibility in a competitive market.
• Maintain full compliance with Florida real estate law and Fair Housing regulations, protecting yourself and the brokerage.
• Hit your cap faster and keep more of your commission, since Coastal's low caps mean less of your production goes toward brokerage fees as you grow.

Qualifications

• Active Florida real estate license required
• Prior real estate sales experience required, this role is built for agents who are already producing, not brand new to the industry
• Track record of closed transactions within the last 12 to 60 months
• Strong communication, negotiation, and client relationship skills
• Self-motivated and able to manage your own pipeline with minimal oversight
• Knowledge of the Florida Panhandle real estate market preferred
• Comfortable using real estate technology, CRM systems, and digital marketing tools
• Ability to manage multiple clients, transactions, and deadlines effectively
• Reliable transportation and willingness to meet clients throughout your market
• Commitment to ethical conduct, confidentiality, and exceptional client service
• Must be legally authorized to work in the United States
