Overview:
ACS Professional Staffing is looking for an employee to work on-site with our client. This Realty Technician 4 position provides professional realty support and assistance to the Real Property Field Services organization. The organization supports the acquisition, restrictive appraisal, disposition, and management of real estate rights. Responsibilities include determining acceptable multiple uses of rights-of-way; investigating and resolving land encroachments; negotiating changes and conditions in Memorandums of Understanding (MOUs) and other agreements; monitoring property usage; and negotiating, preparing, and administering realty-related reimbursable agreements. The role involves both office and fieldwork to support Realty Specialists and the capital program. This full-time position is open to candidates located in Kent, Olympia, Ellensburg, Bridgeport, and Pasco, WA.
Pay range: $31.37 - $44.82

Responsibilities:
* Review and analyze property rights and private property ownership reports for use in processing land use requests.
* Prepare Acquisition Assembly packages by completing the appropriate templates (provided by the organization).
* Utilizing existing document templates and established processes, prepare Land Use Agreements using information gathered or provided to verify that land rights are maintained. Recommend modifications to document templates to accommodate unique situations.
* Order Title reports as necessary and requested by Realty Specialists; review reports for completeness.
* Provide assistance and training on file requirements to other contract technicians.
* Work with Appraisers, Surveyors, and Mappers to facilitate group's consensus on acquisition strategies.
* Draft/prepare correspondence as necessary (letters, memorandums, etc.).
* Assist in the completion, validation of legal description accuracy, consistency and format/clerical accuracy for a variety of land documents prepared by Realty Specialists.
* Plan, develop, facilitate implementation and administer routine property management cases (not initially identified as politically sensitive).
* Review real estate related agreements to verify compliance.
* Assist management with planning, developing, implementing and administering difficult or complex property management cases.
* Review and analyze title policies and documents and initiate steps to remove routine objectionable items, subject to approval by legal counsel.
* Perform administrative tasks such as copying, mail delivery, faxing, report collations and document assembly.
* Facilitate real property projects, verifying that the real property team will execute land acquisition for construction in accordance with processes and policies and within the established timeframe.
* Serve as a Real Property liaison on construction projects between various organizations within the organization and landowners before, during and after the construction process.
