Job Duties:
- Perform routine maintenance and repairs on HOA-managed residential condominium properties, including electrical, plumbing, HVAC, and general building systems
- Conduct property inspections, troubleshoot facility issues, and complete repair tasks as assigned by the HOA property manager
- Coordinate with vendors and contractors for specialized work
- Respond to homeowner maintenance requests and work orders in a timely manner.
- Maintain safety standards and ensure compliance with HOA rules, building codes, and community guidelines
- Use hand and power tools including drills, pressure washers, snow blowers, and ladders.
- Perform physical tasks such as lifting, climbing ladders, operating tools and equipment, and working outdoors in various weather conditions
- Interact professionally with residents and guests to resolve basic maintenance requests.
Minimum Qualifications:
- High School Diploma or GED
- 12 months experience- General Maintenance Worker -- responsible for building upkeep, minor repairs, routine inspections, and physical labor in residential HOA properties.
- Ability to use hand and power tools (e.g., drills, blowers), read maintenance work orders, and follow HOA-specific protocols. Must be able to perform physical labor in outdoor mountain
Training Required:
One month of on-the-job training to operate HOA-specific equipment (e.g., snow blowers, irrigation systems), follow safety procedures, and comply with HOA property standards.
Board and Lodging:
Employer will assist workers in locating lodging but do not provide housing directly. No lodging costs will be deducted from pay. Lodging is voluntary and worker-arranged.
Deductions from Pay:
Only deductions required by law will be made from the worker's paycheck (e.g., federal and state taxes, Social Security, Medicare). No unauthorized deductions will be made.
Transportation and Subsistence:
If the worker completes 50% of the employment period, the employer will reimburse inbound transportation and daily subsistence costs from the worker's place of origin to the worksite, consistent with DOL guidelines ($16.28/day minimum, up to $68/day with receipts). Reimbursement will occur during the first workweek after the 50% point. If the worker completes the full period or is dismissed early, the employer will provide or pay for return transportation and subsistence.
Additional Required Disclosures:
- Single workweek used for wage computation
- Wages paid biweekly via direct deposit or check
- Employer guarantees employment for at least 75% of the total work period
- Employer will reimburse the H--2B worker in the first workweek for all visa, visa processing, border crossing, and other related fees, including those mandated by the government, incurred by the H--2B worker (excluded are passport expense or other charges primarily for the benefit of the worker).
- Inbound and return transportation and subsistence will be provided as required by DOL regulations.
- No recruitment or placement fees charged to workers
- All tools, supplies, and equipment required to perform the duties will be provided at no cost to the worker.
- Daily transportation to and from the worksite will be provided at no cost.
