Directs all property operations within an assigned portfolio and ensures that the Company and/or owners’ financial and business objectives are being achieved.
Directs and supervises Community Managers and other subordinate Associates and provides motivation and training to all property Associates.
Assists Community and Service Managers with employee and resident conflict resolution.
Acts as liaison between Senior Executives and Owners and property management staff.
Reviews property performance and evaluates marketing, pricing, and financial strategies.
Prepares and/or oversees preparation for, annual budget, business plans, and re-forecasting budgets throughout the year and ensures financial performance meets budgeted expectations.
Ensures compliance with Owner and other business reporting, plans, and budgets.
Oversees customer service function for residents, vendors, owners, and other partners.
Monitors resident satisfaction and retention.
Conducts site visits so as to ensure safety and cleanliness and alerts Service team to items that need to be repaired.
Reviews and approves all Portfolio bonus and commissions.
Participates as required in meetings with Construction and Development Division members to discuss various property needs and issues.
Assists Community and Service Managers with Quality Assurance, payroll, accounting, IS, legal, and risk management issues.
Recruits, hires, trains, motivates, supervises, and evaluates Community Managers and on-site teams.
Prepares annual operating budgets and ensure actual performance falls within budget parameters.
Conducts performance and salary reviews as scheduled.
Ensures compliance with Company policies and procedures.
Perform physical inspections for loan and other purposes.
Coordinate and participate in due diligence and pre-acquisition as needed.

Experience & Qualifications
3-5 years successful management experience, preferably in property management. Multi-site experience preferred.
College Degree or CPM designation (or candidate eligibility) preferred
Positive attitude and people oriented.
Ability to work with and understand persons of all ethnic and educational backgrounds.
Ability to communicate clearly and effectively, both verbally and in writing
Must have professional demeanor and image and be pleasant to work with
Ability to assist Community Manager in all duties, which s/he may be assigned.
