POSITION SUMMARY:

Responsible for the overall management of the assigned CDP portfolio. Provide regional leadership in the financial performance, capital management, leasing, construction, tenant relations, and CDP workforce. Ensure that superior customer service is provided and assets are safely maintained within budget.

 

ESSENTIAL FUNCTIONS:

Leadership + Management

  • Set strategic direction for the team by aligning property operations with broader organizational goals.
  • Foster a positive workplace culture that emphasizes collaboration, accountability, and continuous improvement.
  • Responsible for employee lifecycle actions including recruiting/hiring (short + long-term staffing), supervision, disciplinary actions, recognition, salary administration, performance reviews and terminations. 
  • Develop and train employees to ensure high skill levels and technical competence. Build skills depth and cross train personnel. 
  • Ensure compliance with company policies, safety procedures, and legal requirements in all personnel and operational decisions.
  • Partners with Human Resources on employee development and planning initiatives.

Financial + Resource Management

  • Oversee budget process for entire portfolio and assigned buildings.
  • Prepare, review, and submit property operating and capital budgets following corporate guidance.
  • Participate in quarterly reforecast process.
  • Implement and monitor cost control procedures for operating costs. 
  • Monitor all infrastructure and building expenses.
  • Review and approve purchase orders and invoices. 
  • Recommend major operating and capital expenditures for responsible properties.
  • Supervise the preparation of tenant services invoices.
  • Manage delinquent tenants and coordinate collection procedures, as required.
  • Respond to Common Area Maintenance (CAM) inquiries.
  • Adhere to annual performance and financial goals as well as evaluate financial implications of business requirements and initiatives.
  • Oversee management of all day-to-day activities between tenants, vendors/subcontractors, and property management in assigned properties.
  • Review and approve contracts for property services.
  • Seek multi-year pricing to reduce overall costs, and conduct aggregate contract bidding whenever appropriate to recognize cost savings. 
  • Oversee preparation of specifications, solicitation of bids, analysis, and approval of contracts for building services.
  • Maintain current contract files as prescribed by company contract policies.

Tenant + Operations Management

  • Manage overall tenant relations, tenant expectations and services delivery to tenants.
  • Communicate with key on-site and/or off-site tenant contacts regularly to ascertain their level of satisfaction with the building and service.
  • Answer all questions and/or respond to problems and complaints.
  • Identify, analyze, and intuitively manage business requirements to drive tenant service levels; manage relationships that are simultaneously cooperative and competitive such as strategic alliances, and functional and geographic matrices; interpret business strategies and requirements in terms of real estate implications.
  • Ensure the inspection of all portfolio properties on a regular basis to verify that properties are properly maintained, and quality of service is being provided. 
  • Review all leases to assure that tenants are receiving the proper level of service and that tenants are complying with lease terms.
  • Responsible for the use of Facility Manager for preventative maintenance and tenant service requests. 
  • Ensure adherence to applicable safety measures set forth by Corporate Operations + Safety teams to keep technicians and tenants safe.
  • Partner with Energy Manager on property specific energy initiatives.
  • Provide emergency 24-hour on-call service to respond to problems that occur and provide direction to staff and/or contractors.

Strategic Engagement + Compliance

  • Lead or participate in large projects, strategic planning and business activities.
  • Partner with cross-functional teams to address business opportunities or challenges.
  • Assist in planning, coordination, and implementation of organizational activities.
  • Support Investor Tours and Board visits.
  • Participate in professional, industry and government organizations to generate beneficial relationships and networks for the company.

Construction + Development

  • Support CDP Asset Management in leasing activities including the evaluation of lease proposals/RFPs.
  • Review space plans, TI pricing and timing associated with proposed buildouts.
  • Ensure properties are ready to show prospective customers.
  • Conduct leasing tours and provide brokers access to properties when requested.
  • Provide regular updates, as required, to Dir/VP of Property Operations regarding leasing, property status, etc.

 

SECONDARY RESPONSIBILITIES:

  • Assist as needed in due diligence and related requests.
  • Perform other job-related duties as assigned.

QUALIFICATIONS:

Education - B.O.M.A Real Property Administrator designation, I.R.E.M Certified Property Manager designation, other industry related certifications or in lieu of designation a Bachelor degree in Business Administration, Finance, Real Estate, Engineering or other related field.

Further Training - Working knowledge of operations & maintenance systems preferred.

Professional Experience 

  • Minimum of 10 years of relevant experience.
  • Commercial Property Management experience is preferred.
  • Minimum of 5 years of experience in managing multiple direct reports.

Computer Skills 

  • PC proficiency including Microsoft Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software.
  • Ability to adapt to new or changing software programs.

Pay Range: $125,000 - $230,000
