ABOUT THE ROLE

ArtHaus Properties is adding a senior operator to its Property Management team, and we are looking for someone who has done this before. We manage about 2,500 units across Oakland and Berkeley with plans to reach 3,500 to 4,000 in the next 18 to 24 months. Growth will come through acquisitions, management transitions, and property types beyond multifamily. Your job is to run a defined residential portfolio, own our commercial and industrial/flex operations from day one, and lead the onboarding of every new residential property that enters the platform.

This is a hands-on operating role, not an advisory seat. You will remain directly accountable for the performance of your assigned properties while leading takeovers, staffing decisions, and cross-regional operating improvements. You will report to the President of ArtHaus Properties and work alongside our other Regional Property Managers, Leasing and Marketing, Maintenance, Accounting, Compliance, Customer Experience, and Asset Management.

WHAT YOU WILL OWN

• Full operating accountability for an assigned residential, commercial, and industrial/flex portfolio: occupancy, collections, operating expenses, maintenance coordination, resident and tenant experience, and compliance.
• ArtHaus's commercial property management function, including lease administration, tenant obligations, recoveries, CAM reconciliations, renewals, and vendor coordination.
• Property takeovers and new-business onboarding: due diligence, takeover plans, system setup, data transfer, resident and tenant communications, and 30-, 60-, and 90-day stabilization plans.
• Staffing decisions for each assigned or incoming property: the right structure, capacity, and people, with coverage plans for vacancies and peak demand.
• Consistent operating standards and scalable procedures for mixed-use, commercial, and industrial/flex assets.
• Property-level scorecards, financial reviews, and corrective-action plans when performance slips.
• The ArtHaus takeover playbook, refined after every transition.

WHAT SUCCESS LOOKS LIKE

This is a stabilization role. Success looks like a portfolio that meets its occupancy, collections, expense, NOI and service targets; commercial and flex properties running under documented standards; new properties live in our systems by the takeover date and hitting their 30-, 60-, and 90-day marks; and a President who hears about material exceptions, not routine matters. We track these measures monthly and reward them.

WHAT WE ARE LOOKING FOR

• Seven or more years of progressively responsible property management experience, including three or more at the regional, multi-site, or senior portfolio level.
• A track record leading property acquisitions, management-company transitions, or portfolio takeovers, including staffing decisions and post-transition stabilization.
• Strong commercial property management experience, preferably with industrial/flex or mixed-use assets, and working knowledge of commercial leases, CAM administration, and tenant recoveries.
• Fluency in property-level financials: budgets, variances, collections, and operating performance.
• Experience implementing property management systems, procedures, and reporting controls; Yardi experience is a plus.
• An operator comfortable walking into an imperfect situation, establishing order, and driving properties to stable performance.

WHAT WE OFFER

• Salary: $145,000 - $155,000, based on experience and qualifications.

As we scale to 3,500 to 4,000 units and add commercial and industrial assets, this role grows with us. You will not initially supervise the other regionals, but the standards, playbook, and coaching you bring to the team position you to lead a larger property management organization as it takes shape.
