Job Title: Construction Manager
Job Description
The Construction Manager oversees new builds, renovations, and expansions of fulfillment centers across the United States, with a primary focus on preconstruction management for retrofit, expansion, and industrial building initiatives. This role manages all aspects of design, scheduling, and budgeting, ensuring effective coordination, risk mitigation, and on-time delivery. The Construction Manager sets project deadlines, assigns responsibilities, monitors progress, and prepares status reports for senior leadership while ensuring adherence to design criteria, spending and transaction policies, and influencing cross-functional stakeholders. The role relies on extensive experience and judgment to plan and accomplish goals, leads and directs the work of others, and operates with a high degree of creativity and autonomy.
Responsibilities
- Manage preconstruction activities for retrofit, expansion, and new industrial building projects and programs, ensuring alignment with overall business objectives.
- Set project and program deadlines, assign responsibilities, and monitor progress to ensure on-time delivery of construction and preconstruction milestones.
- Oversee all aspects of project design, schedule, and budgeting, including coordination among internal teams, external vendors, and other stakeholders.
- Ensure compliance with design criteria, spending policies, and transaction guidelines, and influence cross-functional stakeholders to support project goals.
- Prepare clear, concise, and timely status reports and updates for upper management regarding project and program performance, risks, and milestones.
- Obtain and document all project specifics from site selection and transaction management teams, including researching and compiling all available information for each site.
- Coordinate all engineering and architectural specifications for each building type, including internal composite coordination, site surveys, existing drawings, and site visits.
- Manage coordination related to transportation and traffic control, internal building requirements and standards, and specific line-of-business requirements.
- Coordinate initial architectural design efforts and oversee permit submittals as required for each project.
- Develop and provide supporting documents for lease execution, such as site plans, work letters, schedules, and phasing plans.
- Create initial construction schedules and define sequences for construction phasing, ensuring logical and efficient execution of work.
- Develop construction cost estimates for capital requests and other planning efforts, supporting accurate budgeting and financial approvals.
- Manage due diligence activities, including utility coordination and other preconstruction efforts, prior to construction hand-off.
- Provide complete and accurate documentation for construction handoff, ensuring all materials are uploaded to Procore, including contacts, drawings, permit status, lease language and exhibits, capital request breakdowns, and details of landlord contributions or reimbursements.
- Maintain a comprehensive repository of all preconstruction work products by site to support future reference, reporting, and continuous improvement.
- Lead and direct the work of other team members and partners involved in design, engineering, and preconstruction activities.
- Utilize a wide degree of creativity and latitude to solve complex construction and design challenges and to optimize project outcomes.
Essential Skills
- Bachelor's degree in Architecture, Engineering, Construction Management, or a comparable field.
- At least 7 years of experience in a related discipline such as Architecture, Engineering, or Construction Management.
- At least 7 years of project management experience spanning from design phase through implementation and operation.
- At least 7 years of experience negotiating construction, procurement, and labor contracts.
- Strong construction management expertise, including oversight of industrial and commercial building projects.
- Proficiency in project management methodologies, tools, and best practices.
- Experience in site development and project coordination for complex facilities.
- Familiarity with AutoCAD and Building Information Modeling (BIM) tools.
- Experience using scheduling software such as Primavera, Microsoft Project, or similar platforms.
- Ability to manage and respond to Requests for Information (RFIs) and other construction documentation.
- Strong stakeholder management skills, including the ability to influence cross-functional teams.
- Experience reviewing and managing construction and procurement contracts.
- Demonstrated ability to communicate project requirements clearly and effectively to various audiences.
- Experience in facilities management or similar roles, including planning, design review, implementation, and project management/control of new structures and existing buildings.
- Experience managing programs consisting of concurrent projects.
- Ability to lead and direct the work of others while maintaining accountability for project outcomes.
Additional Skills & Qualifications
- Experience in at least two disciplines within the construction industry, such as general contracting, owner's representation, commercial development, engineering and design, or similar areas.
- Project Management accreditation, such as PMP or a comparable certification.
- Experience with parking lot design, construction, or related site work is desirable.
- Familiarity with industrial fulfillment center environments and related operational requirements is beneficial.
- Strong analytical and problem-solving skills, with the ability to use judgment and experience to plan and accomplish complex goals.
- Ability to manage multiple priorities and projects simultaneously in a fast-paced environment.
Work Environment
This role operates in a fully remote work environment, providing flexibility in daily work location while requiring approximately 20% travel to project sites and partner locations across the United States. Work is performed using digital collaboration tools and construction management platforms such as Procore, scheduling software, and design tools including AutoCAD and BIM. The position involves regular virtual meetings with internal and external stakeholders, as well as on-site visits for surveys, design reviews, and construction coordination.
