We are seeking an experienced, hands-on Resident Manager to lead daily operations at a
premier luxury residential community. You will oversee a skilled maintenance and janitorial team,
uphold an exceptional resident experience, and serve as the on-site leadership presence that
keeps the building running at the highest standard.
KEY RESPONSIBILITIES
Team Leadership & Training
â Hire, train, coach, and supervise the maintenance and janitorial team
â Lead daily huddles, safety meetings, and performance reviews
â Build a team culture rooted in accountability, service, and professionalism
â Mentor team members in both technical skills and resident service delivery
Building Operations & Maintenance
â Oversee all maintenance, repairs, and apartment turnovers
â Manage preventive maintenance programs and janitorial schedules
â Conduct regular walkthroughs to ensure compliance and cleanliness
â Track KPIs, forecast inventory needs, and uphold asset and quality standards
Resident Experience & Service
â Resolve escalated service requests with empathy and follow-through
â Oversee move-in orientations and follow-up satisfaction surveys
â Support concierge and leasing teams in delivering a polished resident experience
Vendor & Budget Oversight
â Manage site budgets, approve emergency purchases, and monitor ongoing costs
â Review vendor contracts, track performance, and recommend upgrades
â Ensure all work meets safety, code, and quality expectations
Emergency & On-Call Management
â Coordinate 24/7 coverage for urgent issues and emergencies
â Lead vendor communications during after-hours situations
â Respond calmly and effectively to floods, outages, and escalated service needs
Site Administration & Documentation
â Maintain payroll, scheduling, attendance, and training records
â Ensure contractor compliance with building policies and standards
â Develop systems to support onboarding, SOPs, and knowledge sharing
Cross-Team Collaboration
â Work closely with leasing, concierge, and lifestyle teams
â Align on unit readiness, amenity cleanliness, and VIP service coordination
â Act as the on-site leader in the absence of the General Manager
Requirements
QUALIFICATIONS
â 2+ years of experience supervising maintenance or building operations teams
â Strong leadership, time management, and problem-solving skills
â Experience managing budgets, vendor relationships, and compliance
â Ability to lead calmly and decisively during emergencies
â Proficiency in English and Mandarin or Cantonese, written and verbal (required)
â Comfortable using Microsoft Office and digital maintenance systems
â High school diploma or equivalent required; technical certifications a plus
COMPENSATION & BENEFITS
â Salary: $100,000 – $105,000 annually, commensurate with experience
â On-site housing: 1-bedroom, 1-bathroom unit (~680 sq ft) included
â 32BJ Union benefits package
