Residential Apartment Groundskeeper

Summary/Objective:
Paths is seeking a reliable and hands-on Groundskeeper for a 256-unit residential community in Dallas, TX. The Groundskeeper supports the maintenance team by helping keep the property clean, safe, and well-maintained. This role includes groundskeeping, trash removal, common area cleaning, light maintenance support, and assisting with vacant unit preparation as needed. This is a good fit for someone who enjoys staying active throughout the day and is comfortable working both indoors and outdoors.

Essential function/Responsibilities: duties include but are not limited to the following

  • Maintain daily cleanliness of the property, including common areas, grounds, walkways, parking areas, exterior areas, and building entrances
  • Pick up trash and debris throughout the property and assist with trash removal
  • Empty trash containers, break down boxes, and keep trash areas clean and organized
  • Sweep, mop, vacuum, clean windows, and assist with general cleaning of common areas as needed
  • Help prepare vacant units for occupancy by removing left-behind items and leaving units clean and broom-swept
  • Assist with curb appeal, including grounds, lawns, gardens, outdoor furniture, pool areas, curbs, gutters, walkways, and exterior hallways/stairwells
  • Perform light maintenance tasks as directed, such as replacing light bulbs, air filters, blinds, shades, and similar items
  • Assist the maintenance team with basic tasks, supplies, and property upkeep
  • Report unsafe conditions, maintenance concerns, unlocked doors, or potential security concerns to the Property Manager or Maintenance Supervisor
  • Assist with storm preparation, weather-related cleanup, and other property needs as assigned
  • Follow safety procedures and use cleaning supplies, tools, and equipment properly

Requirements:

  • Prior porter, groundskeeper, janitorial, custodial, landscaping, housekeeping, or general labor experience preferred
  • Apartment, multifamily, residential, hotel, or property maintenance experience is a plus
  • Strong work ethic and ability to complete tasks in a timely manner
  • Comfortable working indoors and outdoors in different weather conditions
  • Ability to perform repetitive physical work, including walking, standing, bending, lifting, reaching, and carrying
  • Ability to lift up to 50 pounds as needed
  • Basic knowledge of cleaning products, safety procedures, and proper equipment use
  • Ability to perform basic light maintenance tasks or willingness to learn
  • Polite, professional communication with residents, staff, vendors, and visitors
  • Reliable transportation to and from the property
  • Flexible and willing to work additional hours or adjust schedule as needed
  • High school diploma or GED preferred

Pay Range: $17.00 to $19.00 per hour
