As a Residential Construction Project Manager, you will oversee exterior renovation projects from pre-construction through final walkthrough, including siding, roofing, painting, decks, windows, gutters, and outdoor living spaces. You'll manage multiple active projects simultaneously, coordinate crews and subcontractors, maintain direct communication with homeowners, and ensure every job is completed on time, on budget, and to the standard that has earned Nelson Exteriors its reputation over nearly five decades.
This is a hands-on, field-based leadership role. You will be on job sites daily, not managing from behind a desk (or inside your truck!!).
Own the full lifecycle of each assigned project, from material ordering and crew scheduling through final walkthrough and payment collection
Oversee daily on-site progress of multiple active projects across Metro Atlanta
Manage and coordinate company crews and subcontractors to ensure work is performed to Nelson Exteriors' quality standards
Communicate proactively with homeowners, set expectations, provide regular updates, and address concerns before they become problems
Order and organize materials for each project, coordinating deliveries with the Job Runner and suppliers
Ensure projects are completed on time and within budget by tracking costs, flaging variances, and managing change orders
Enforce safe construction practices on every job site, every day
Perform quality inspections throughout the project and at completion
Handle crew payroll tracking and project-related documentation
Manage project records and updates in our project management software
Solve problems in the field quickly and decisively including weather delays, material issues, crew challenges, homeowner concerns
Minimum 2 years of hands-on construction experience so you understand how exterior renovation work gets done, not just how it looks on paper
Working knowledge of exterior products and their application: paint, siding, roofing, decking, trim, and related materials
Strong understanding of safe construction practices and quality craftsmanship so you know the difference between "good enough" and "done right"
Excellent communication skills so that you can talk to a homeowner about their concerns at 9 AM and hold a crew accountable at 10 AM, and both conversations go well
Attention to detail and a standard of quality you refuse to compromise on
Leadership mindset requiring you to take ownership of your projects, your crews, and your results
Strong organizational skills so you can manage multiple jobs, timelines, and moving parts without things slipping
Problem-solving ability so when something goes wrong on-site (and it will), you fix it calmly and quickly
Clean driving record is mandatory
Experience with similar construction project management software is preferred but not required
Comfortable with technology because you'll use a company laptop, phone, and tablet daily
Performance-based compensation with total earning potential up to $120,000

$400 monthly gas stipend
