Job Description

Manage all on-site construction activities from groundbreaking through project completion. Coordinate and supervise subcontractors, vendors, and field personnel to ensure efficient project execution. Maintain project schedules and proactively address delays or field issues. Conduct daily site inspections to ensure quality control and adherence to plans and specifications. Enforce safety regulations and maintain a safe working environment for all personnel. Utilize Procore to track project documentation, RFIs, submittals, schedules, progress reports, and daily logs. Communicate project updates with ownership, project managers, architects, consultants, and homeowners. Verify work is completed according to design specifications, local building codes, and company quality standards. Assist with project closeout activities, punch lists, inspections, and turnover to homeowners. Monitor project budgets and collaborate with project management teams to control costs.

The Successful Applicant

A successful Residential Ground Up Superintendent should have: 5+ years of experience as a Superintendent managing ground-up luxury residential construction projects. Proven experience overseeing custom homes valued at $1M+ from start to finish. Strong knowledge of residential construction methods, sequencing, and building systems. Proficiency with construction management software, particularly Procore. Ability to read and interpret construction drawings, specifications, and schedules. Excellent leadership, organizational, and communication skills. Strong problem-solving abilities with a proactive and detail-oriented approach. Experience coordinating multiple subcontractors while maintaining quality and schedule expectations. Valid driver's license and ability to travel between project sites throughout LBI.
