Residential Ground Up Superintendent- Long Beach Island, NJ

We are seeking a Residential Superintendent to oversee the construction of luxury ground-up custom homes throughout Long Beach Island, New Jersey, with project values around $1M. This individual will lead projects from pre-construction through closeout, ensuring projects are delivered on schedule, within budget, and to the highest quality standards.

Description

• Manage all on-site construction activities from groundbreaking through project completion.
• Coordinate and supervise subcontractors, vendors, and field personnel to ensure efficient project execution.
• Maintain project schedules and proactively address delays or field issues.
• Conduct daily site inspections to ensure quality control and adherence to plans and specifications.
• Enforce safety regulations and maintain a safe working environment for all personnel.
• Utilize Procore to track project documentation, RFIs, submittals, schedules, progress reports, and daily logs.
• Communicate project updates with ownership, project managers, architects, consultants, and homeowners.
• Verify work is completed according to design specifications, local building codes, and company quality standards.
• Assist with project closeout activities, punch lists, inspections, and turnover to homeowners.
• Monitor project budgets and collaborate with project management teams to control costs.

Profile

A successful Residential Ground Up Superintendent should have:

• 5+ years of experience as a Superintendent managing ground-up luxury residential construction projects.
• Proven experience overseeing custom homes valued at $1M+ from start to finish.
• Strong knowledge of residential construction methods, sequencing, and building systems.
• Proficiency with construction management software, particularly Procore.
• Ability to read and interpret construction drawings, specifications, and schedules.
• Excellent leadership, organizational, and communication skills.
• Strong problem-solving abilities with a proactive and detail-oriented approach.
• Experience coordinating multiple subcontractors while maintaining quality and schedule expectations.
• Valid driver's license and ability to travel between project sites throughout LBI.
