The team supports daily building operations, resident work orders, repairs, preventative maintenance, common area upkeep, trash removal, and emergency response needs. The Residential Handyperson is responsible for supporting the day-to-day maintenance, repair, and general upkeep of the property. This role completes resident work orders, assists with building repairs, supports the Maintenance team, and helps maintain building systems, apartments, common areas, and property grounds as directed. Classification: Non-exempt, eligible for overtime Location: Bronx, NY 10453 Essential Functions/Responsibilities: - Duties include, but are not limited to, the following:
- Perform routine maintenance work and repairs throughout the property, including light plumbing, carpentry, painting, plastering and patching, drywall, doors and locks, hardware, and basic electrical work within the scope of the position.
- Respond to resident work orders and complete repairs in occupied apartments, vacant units, common areas, and building spaces as directed.
- Work closely with the Property Manager, Superintendent, and Maintenance team to review priorities and complete assigned tasks.
- Coordinate access with residents when needed to complete apartment repairs.
- Manage assigned service requests in a timely and professional manner.
- Assist with apartment turns, unit preparation, and renovation-related tasks as needed.
- Support basic building maintenance, including repairs to walkways, exterior areas, common areas, and other property spaces.
- Track work completed, provide updates, and communicate any issues or follow-up needs to the manager or supervisor.
- Maintain a clean and safe work area while completing repairs.
- Assist with urgent building needs, including leaks, plumbing issues, basic electrical concerns, doors and locks, painting and plastering, and general maintenance requests.
- Support emergency response needs and participate in on-call coverage if required by the property and applicable union contract.
- Assist the Maintenance team and onsite staff with other property needs as assigned.
Requirements: - At least 2 years of experience as a Maintenance Technician, Handyperson, Building Maintenance Worker, or in a similar residential maintenance role preferred.
- Experience with residential building repairs, including painting, plastering and patching, carpentry, plumbing, basic electrical work, doors and locks, and general maintenance.
- Ability to troubleshoot maintenance issues and complete repairs safely and efficiently.
- Understanding of workplace hazards and the safe use of tools, equipment, and maintenance materials.
- Ability to communicate professionally with residents, staff, vendors, and visitors.
- Comfortable working in occupied apartments and resident-facing environments.
- Ability to use a phone, email, text messaging, and work order systems or apps for business purposes.
- Reliable, service-oriented, and able to complete assigned tasks in a timely manner.
- Flexible and willing to work assigned shifts and hours as needed.
- Own basic tools for general handyperson tasks preferred.
- High School Diploma or GED preferred.
- Ability to stand for extended periods.
- Ability to lift, bend, stoop, climb, reach, and lift up to 50 pounds as needed.
Pay Rate: $20.47 per hour Benefits: This position is covered by the applicable Local 32BJ Collective Bargaining Agreement. Benefits and other employment terms are governed by the applicable union contract. PBG
