RESIDENTIAL MAINTENANCE TECHNICIAN
Location: Cincinnati, Ohio 45243
Pay: $22-$34 an hour (Based off experience)
Schedules Available:
Monday-Friday: 8 am to 4:40 pm. (45 minute lunch)
Sunday-Thursday: Monday-Thursday 11 pm to 7 am, Sundays 8 am to 5 pm.
Monday-Friday: 7 am to 4 pm.
Job Summary:
We are seeking a dependable and skilled Residential Maintenance Technician to perform routine maintenance, repairs, apartment turnovers, inspections, and general property upkeep. The Maintenance Technician will respond to resident requests, troubleshoot maintenance issues, prepare units for move-in, and help ensure residential properties remain safe, clean, functional, and well maintained.
Essential Duties & Responsibilities
- Complete apartment turnovers, including general repairs, cleaning preparation, and ensuring units are move-in ready.
- Perform general maintenance and repairs involving plumbing, electrical, drywall, painting, flooring, doors, windows, and appliances.
- Respond to resident maintenance requests promptly and professionally.
- Troubleshoot maintenance issues and determine appropriate repairs or corrective action.
- Perform preventive maintenance on buildings, apartments, grounds, equipment, and common areas.
- Troubleshoot and perform basic HVAC repairs and maintenance when applicable.
- Maintain the cleanliness, safety, and overall appearance of residential properties.
- Maintain exterior grounds and assist with general property upkeep as needed.
- Conduct routine property and unit inspections and identify maintenance deficiencies.
- Assist with correcting deficiencies identified during inspections.
- Maintain accurate records of completed work, maintenance requests, and repairs.
- Maintain an organized inventory of maintenance supplies, parts, tools, and equipment.
- Safely operate hand tools, power tools, ladders, and other maintenance equipment.
- Follow company policies, safety regulations, housing standards, and property maintenance requirements.
- Communicate professionally with residents, property managers, vendors, and coworkers.
- Participate in an on-call rotation for after-hours maintenance emergencies when required.
- Maintain a clean and organized maintenance work area.
Qualifications
- Previous experience in apartment maintenance, residential maintenance, facilities maintenance, or a related field preferred.
- Working knowledge of plumbing, electrical, carpentry, drywall, painting, flooring, appliances, and general repair techniques.
- Basic HVAC troubleshooting and repair knowledge preferred.
- HVAC certification is a plus but not required.
- Ability to safely and effectively use hand tools and power tools.
- Strong troubleshooting and problem-solving skills.
- Good communication and customer service skills.
- Ability to work independently and prioritize multiple maintenance requests.
- Ability to lift up to 50 pounds and perform physically demanding tasks.
- Ability to climb ladders, kneel, bend, stoop, stand, and walk for extended periods.
- Valid driver's license and reliable transportation required.
- Ability to work indoors and outdoors and respond to emergency maintenance needs as required.
