Residential Remodeling Project Manager
Location: Gaithersburg, MD -- showroom and field-based, with regular travel to residential projects primarily throughout Montgomery County and the greater D.C. metro area

We are seeking an experienced Residential Remodeling Project Manager to take ownership of sold projects from contract handoff through final client approval. You will coordinate schedules, subcontractors, materials, budgets, quality control, and client communication to ensure each project is completed professionally, profitably, and on time.
This role is central to our growing, specialized structure: the sales team closes the work, and the Project Manager delivers it. The right candidate understands residential remodeling, anticipates problems before they affect the client, and treats project budgets, schedules, and quality standards as their own.
Key Responsibilities
- Manage kitchen, bathroom, and flooring projects from signed contract through final walkthrough and client sign-off.
- Review project scope, estimates, selections, and commitments during the sales-to-production handoff.
- Build and maintain project schedules, including subcontractor sequencing and material deliveries.
- Coordinate plumbers, electricians, flooring installers, glass contractors, painters, carpenters, and other trade partners.
- Hold subcontractors accountable for workmanship, professionalism, safety, and schedule commitments.
- Manage project budgets and track actual costs against sold estimates.
- Protect gross margin by identifying cost concerns early and controlling unnecessary expenses.
- Review required materials, confirm quantities, coordinate procurement, and verify vendor orders and invoices.
- Prepare, document, and communicate change orders promptly and accurately.
- Serve as the client's primary point of contact throughout construction.
- Provide proactive updates, set realistic expectations, and address concerns calmly and professionally.
- Conduct regular quality-control inspections and ensure work meets company standards.
- Manage punch lists, minimize rework and callbacks, and drive projects to timely completion.
- Coordinate permits, inspections, and compliance with applicable building codes and safety requirements.
- Conduct final walkthroughs, secure client approval, and support requests for reviews and referrals.
- Maintain complete, accurate project information in JobTread and other company systems.
Qualifications
- At least 3 years of experience managing residential remodeling or construction projects.
- Demonstrated success delivering projects on budget and on schedule.
- Strong working knowledge of residential construction methods, trade sequencing, and jobsite coordination.
- Experience managing subcontractors and holding trade partners accountable.
- Knowledge of permitting, inspections, and residential building-code requirements.
- Strong understanding of project budgets, job costs, change orders, and margin protection.
- Excellent client-facing communication and conflict-resolution skills.
- Comfortable using project management, CRM, and job-costing technology.
- Valid driver's license, reliable transportation for travel to project sites, and a driving record that meets company requirements.
- Direct kitchen, bathroom, or flooring remodeling experience is strongly preferred, particularly bathroom and flooring experience.
- High-end residential remodeling or relevant new-construction experience is preferred.
- Experience with JobTread is helpful but not required.
- Ability to review estimates, scopes, or takeoffs is preferred.
- Existing relationships with Montgomery County subcontractors or suppliers are a plus.
- Bilingual English and Spanish skills are a plus.
Pay and Benefits
- Full-time, W-2 employment.
- Base salary: $65,000-$80,000 per year, depending on experience.
- Quarterly performance bonus opportunity of up to approximately $3,000 per quarter. Bonuses are not guaranteed and are subject to eligibility and the company's compensation policy.
