Our Charlotte office is seeking a highly motivated Investment Sales Broker to join our capital markets team. This individual will serve the retail asset class and represent private investors, 1031 exchange buyers, developers, and institutional clients buying and selling single-tenant net lease (STNL) properties and retail strip centers. The ideal candidate brings an established book of business or strong owner relationships, deeply understands retail credit and lease structures, and can independently run a transaction from pitch to close in a high-performance, client-facing environment. Responsibilities - Generate new listings through proactive prospecting, owner outreach, and relationship management across target markets for STNL and multi-tenant strip center assets.
- Analyze tenant credit, lease terms (NNN, NN, ground leases, rent escalations, renewal options), and market fundamentals to advise clients.
- Maintain current knowledge of market conditions, property values, capital markets trends, and relevant legislation.
- Utilize Argus and/or Excel to build and maintain detailed Excel-based financial models, valuation analyses, and cash flow projections.
- Apply strong analytical judgment to evaluate data and support decision-making.
- Prepare broker opinions of value (BOVs), underwriting, and pricing recommendations.
- Lead marketing for listed properties, including offering memorandums, buyer targeting, and campaign strategy.
- Maintain an active network of buyers, including 1031 exchange investors, private capital, family offices, REITs, and funds.
- Negotiate letters of intent and purchase agreements, and manage transactions through due diligence, financing, and closing.
- Prepare RFP responses, listing proposals, and pitch materials.
- Coordinate transaction materials including listing agreements, commission agreements, leases, and sales contracts.
- Model professionalism, accountability, and high-performance team standards.
- Manage multiple deadlines within standardized procedures while maintaining accuracy.
- Handle other duties as required.
- Minimum 5 years of experience in retail investment sales role with demonstrated results.
- North Carolina and South Carolina Real Estate licenses required (multiple states preferred).
- Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or related field.
- Advanced proficiency in Microsoft Excel; financial modeling experience required.
- Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook).
- ARGUS Enterprise, CoStar, and similar commercial real estate platforms strongly preferred.
- Communicate complex financial and market information clearly and concisely.
- Strong organizational skills with an inquisitive and analytical mindset.
- Ability to analyze multiple potential solutions and exercise sound professional judgment.
- Works well in a team environment and independently.
