    Who We Are:

    • Welcome to the Physical Retail Store Development team! We are an experienced and fast-paced group focused on real estate, design and construction of stores for Wayfair and its portfolio of brands (Perigold, Joss & Main, AllModern, Birch Lane and Wayfair Outlets). Specifically, the retail real estate team is responsible for crafting and executing the store expansion strategy - from market research to site selection to transaction negotiation. Real Estate's key internal stakeholders include the VP of Stores and our partner functions, such as legal and finance; externally our stakeholders include landlords and brokers.

    What You'll Do:

    The Real Estate Manager will play a critical role in advancing market strategy and growth. This individual will have the responsibility for leading site selection and LOI/lease executions and will serve as the internal expert on real estate.

    • Pipeline Ownership: Accountable for active market analysis, conducting market tours, managing broker relationships to secure new sites and spearheading a deal pipeline that achieves Wayfair's market level growth goals and delivers against established financial targets and requirements.
    • Deal Making: Accountable for supporting site selection and negotiation of LOI terms and leases, managing internal review and real estate committee approval process.
    • Process Innovation: Responsible for the evolution of working real estate (and its role within the Store Development organization) operating processes to ensure efficiency.
    • Market Expert: Accountable for keeping current on market knowledge, including but not limited to retail trends, Wayfair competition and real estate macro trends.

    Who Will Succeed:

    • 5-8 years of experience as a Real Estate Manager (or related role) in a retail or brokerage environment.
    • Strong sense of teamwork with the ability to foster relationships and gain agreement with timelines and data requirements from both internal and external stakeholders.
    • Adept experience with the real estate deal flow: site selection through to lease negotiation.
    • Expertise in analytical decision-making and deal-making skills.
    • Excellent working knowledge of the store development process with a solid ability to work collaboratively with design and construction.
    • Demonstrated ability to be effective in a fast paced, complex business environment.
    • Passion for organization and an aptitude for prioritizing multiple projects.
    • Desire to continually learn and improve the status quo.
    • Ability to travel for up to 50% of work schedule.
