We are seeking a detail-oriented Commercial Roofing Project Estimator to join the estimating team. You will evaluate project plans and site conditions, build accurate and competitive bids, and work hand in hand with project managers and field leadership to make sure what we bid is what we build. Your accuracy directly drives the company's profitability and reputation, and your estimates set every project up for success before the first crew arrives on site.

Responsibilities:

Estimating & Bidding

" Evaluate project specifications, blueprints, and site conditions to define the full scope of work for commercial roofing projects

" Use estimating software and industry knowledge to accurately price materials, labor, equipment, and all other project costs

" Prepare detailed, competitive bids with clear cost breakdowns, timelines, and project specifications for presentation to clients

" Research and select appropriate roofing systems and materials based on project requirements, budget, and environmental factors

" Determine labor requirements for each project, including crew size and skill levels, to support efficient scheduling

Project & Budget Support

" Monitor project budgets against estimates and recommend adjustments to protect profitability

" Identify project risks such as material availability, site access, and regulatory requirements, and build mitigation strategies into bids

" Prepare and track change orders as project scopes evolve

" Conduct post-project reviews comparing estimated versus actual costs, and fold lessons learned into future estimates

Communication & Collaboration

" Collaborate with clients, architects, general contractors, and other stakeholders to clarify requirements and address concerns throughout the estimating process

" Work closely with project managers and field supervisors to coordinate resources and resolve issues
" Deliver proactive communication and exceptional service throughout the project lifecycle

Standards & Documentation

" Maintain accurate records of estimates, bids, contracts, change orders, and related documentation

" Ensure estimates and project plans comply with building codes, manufacturer specifications, industry standards, and safety regulations

" Stay current on industry trends, codes, and advancements in roofing materials and techniques

Qualifications:

" 5+ years of commercial roofing or construction estimating experience (roofing strongly preferred)

" Working knowledge of commercial roofing systems: TPO, EPDM, PVC, modified bitumen, built-up, and metal

" Strong plan-reading and takeoff skills, including familiarity with estimating software

" Solid understanding of construction contracts, change orders, and bid documents

" Strong math, organization, and communication skills with sharp attention to detail

" Valid driver's license

Incentives:

" Salary: $70,000 to $100,000 depending on experience, plus performance bonus potential
