    The Senior Accountant, Fixed Assets is responsible for managing the full fixed asset lifecycle across Discovery Senior Living's portfolio of approximately 450 senior living communities in 40+ states. Reporting to the Shared Services Controller, this role maintains the integrity of the fixed asset subledger, oversees capitalization and depreciation processes, and ensures that all asset additions, disposals, and transfers are recorded accurately and in compliance with GAAP and DSL accounting policy. The role utilizes Yardi 8 as the primary fixed asset and accounting platform along with Excel for analysis and reconciliation.

    Remote & Hybrid Work:

    The position will start remote but then transition to onsite work in Dallas three days per week, working alongside the accounting and asset management teams with regular exposure to senior leadership.

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    Fixed Asset Subledger Management

    • Maintain and reconcile the fixed asset subledger within Yardi 8 for all DSL entities and community properties.
    • Record asset additions, disposals, transfers, write-offs, and impairments accurately and timely.
    • Ensure asset classification, useful life assignments, and depreciation methods are applied consistently in accordance with GAAP and DSL capitalization policy.
    • Reconcile the fixed asset subledger to the general ledger monthly; investigate and resolve variances.

    Capitalization and Depreciation

    • Review capital expenditure requests and supporting documentation to determine appropriate capitalization versus expense treatment.
    • Record and monitor construction-in-progress (CIP) accounts; ensure timely transfer to placed-in-service assets upon project completion.
    • Prepare and post monthly depreciation journal entries across all DSL entities in Yardi 8.
    • Maintain documentation of DSL's capitalization policy and ensure consistent application across approximately 450 communities.

    Acquisitions, Dispositions, and Transfers

    • Record fixed asset activity related to new community acquisitions, management agreement transitions, and portfolio dispositions.
    • Coordinate fixed asset transfer entries for communities changing management structure or entity affiliation.
    • Prepare asset disposition schedules, calculate gains and losses on disposals, and ensure proper GAAP treatment.

    Reporting and Audit Support

    • Prepare fixed asset rollforward schedules, depreciation schedules, and reconciliation workpapers for financial close and audit purposes.
    • Support annual audit and tax depreciation processes by providing fixed asset detail and responding to auditor and tax advisor inquiries.
    • Produce fixed asset reporting for management, ownership groups, and lender reporting requirements.

    Process Improvement and Systems

    • Leverage Yardi 8 fixed asset modules and Excel to develop efficient, scalable reconciliation and reporting tools.
    • Identify opportunities to streamline capitalization workflows and reduce manual effort as the portfolio grows.
    • Partner with the Director, Financial Systems on Yardi 8 fixed asset module configuration, data integrity, and enhancement priorities.

    SUPERVISORY RESPONSIBILITIES

    This position is an individual contributor role with no direct reports. The Senior Accountant may provide functional guidance to junior accounting staff, community-level accounting personnel, or cross-functional teams as assigned.

    Education and Experience

    • Bachelor's degree in Accounting or related field required.
    • Minimum of 3-5 years of progressive accounting experience; experience in fixed asset accounting, capital project accounting, or property accounting in a multi-entity real estate or operations environment strongly preferred.
    • Experience with Yardi 8 fixed asset modules or a comparable real estate/property accounting platform required.
    • Advanced Microsoft Excel skills, including fixed asset rollforward models, pivot tables, and multi-entity reconciliations.
    • Strong knowledge of GAAP capitalization standards, depreciation methods, and ASC 360 (Property, Plant & Equipment).

    ENVIRONMENTAL ADAPTABILITY

    • Works primarily indoors in a climate-controlled office setting.
    • May participate in meetings across multiple locations and time zones.
    • Occasional travel to community sites or regional offices may be required.
    • Ability to work at a computer for extended periods of time.
    • Frequently required to use hands, reach with hands and arms, and talk or hear.
    • The Team Member must regularly lift and/or move up to 25 pounds.
