The Role:

Senior Associates in our Cost Segregation practice serve as members of various client tax planning service teams across industry sectors.

 

Industries served include hospitality, gaming, sports, entertainment, recreation, retail, restaurant, manufacturing, high-tech, life sciences, commercial and residential rental real estate, telecommunications, private wealth, and finance and banking.

Senior Associates should have a significant understanding of the construction lifecycle, including scheduling, cost ledgers, contractor pay applications, contracts, substantial completion and the ability to read and interpret architectural drawings (blueprints). 

 

A Senior Associate will have opportunities to participate in engineering or depreciation analyses for newly constructed and acquired facilities, fixed asset valuations, insurance valuations, property tax analyses, and purchase price allocations for tax reporting and financial reporting.

 

Senior Associates can expect to:

 

  • Perform full analyses within cost segregation models, including cost estimating, indirect cost allocations, and electrical load calculations;
  • Perform cost estimating on buildings, plants, individual assets, and equipment;
  • Research, organize and track project data and prepare supportable, audit-ready files;
  • Participate in client meetings and conduct in-person or property tours;
  • Utilize advanced modeling techniques and draft supporting project reports;
  • Develop a solid understanding of the Modified Accelerated Cost Recovery System (MACRS), state conformity, and the Cost Segregation Audit Techniques Guide, as well as tangible property regulations;
  • Conduct research skills utilizing tax authority databases such as RIA Checkpoint, CCH, and Bloomberg Tax to address project issues; 
  • Supervise, train, mentor and provide feedback on Associates and Interns;
  • Travel locally and across the U.S. approximately 15% of the year;
  • Engage in business development activities; and
  • Be given the opportunity to pursue additional training through internal and external resources.

 

The Requirements:
  • 3+ years relevant work experience, with at least 2 years in Cost Segregation;
  • Bachelor's degree or higher in Engineering (Civil or Structural), Construction Management, Architecture, Accounting, or a related field (minimum GPA: 3.0);
  • Significant understanding of the construction lifecycle, including scheduling, cost ledgers, and contractor pay applications;
  • Ability to read and interpret construction blueprints;
  • Experience using cost estimating databases, including RS Means and Marshall; Valuation Service, as well as takeoff estimating software, such as Bluebeam, vu360, or similar;
  • Self-starter with the initiative to seek out opportunities and ability to work successfully in a fast-paced, high-pressure environment;
  • Strong analytical skills and attention to detail;
  • Complete tasks with thoughtful attention to detail and accuracy;
  • Ability to collaborate and effectively work with diverse team members;
  • Proficient at multi-tasking and prioritizing; and
  • Proficient use of Microsoft Office, especially Excel.

Preferred

  • Foundational understanding of AI tools (e.g., Microsoft Copilot, Google Gemini, ChatGPT, Claude, etc.) and the ability to leverage them effectively to enhance productivity, research, and workflow efficiency.

 

Compensation and Benefits

 

Our firm offers competitive base compensation, benefits package, and a discretionary employee bonus program for eligible employees based on individual and firm performance metrics per the defined program guidelines. For individuals hired to work in Los Angeles, the expected salary range for this role is $96,000 to $125,000; the actual salary offer can vary based upon employee qualifications.

We offer paid time off, beginning at 160 hours annually and provides twelve paid holidays throughout the calendar year. Compensation: In addition to competitive base compensation, our firm offers annual discretionary bonuses based on firm and individual performance, a discretionary long-term cash incentive program, and other forms of discretionary compensation that would be offered to the hired applicant in addition to their established salary range scale.
