The Opportunity

The Senior Associate, Investments will serve as a primary deal executor within Anchor''s investments team, managing transactions from sourcing through closing under the guidance of the SVP, Investments. This role sits above the analyst level and below the SVP, functioning as the operational engine of the deal team - responsible for leading underwriting, managing due diligence, advancing debt processes, and supporting business development across Anchor''s healthcare real estate platform.

The Senior Associate will work closely with the SVP, Investments and contribute directly to the analyst pool, serving as a player-coach on transaction execution. This individual must be detail-oriented, highly capable as an underwriter, and able to manage the full deal process with limited oversight.

This role will be based in Anchor''s Arlington, VA office. This role is also posted at the VP/SVP, Investments level - all candidates will be considered at both levels of this opening throughout the interview process.

How you'll contribute

Deal Execution (~70% of time)

  • Lead underwriting on acquisition, development, and structured finance transactions, building and maintaining financial models in Excel and Argus.
  • Serve as deal lead on assigned transactions - managing the process from IC authorization through PSA execution, due diligence, and closing.
  • Prepare and present investment committee materials, including IC memos, underwriting summaries, and deal-level risk analyses.
  • Coordinate due diligence workstreams, managing third-party consultants (appraisers, engineers, environmental, legal) in conjunction with the transaction coordinator.
  • Support debt financings by coordinating term sheet solicitation, managing lender communications, and advancing loan documentation processes under the direction of the SVP, Investments.
  • Draft, review, and advance LOIs, PSAs, and related transaction documents in coordination with legal counsel and the Anchor principal.
  • Proactively identify and help resolve deal-level issues, escalating material items to the SVP, Investments appropriately.
  • Maintain Salesforce pipeline tracking for assigned transactions, ensuring accuracy and timeliness of all deal data.

Business Development (~15% of time)

  • Support outbound business development activity alongside the SVP, Investments and the business development team, including market coverage, broker outreach, and deal screening.
  • Develop familiarity with Anchor''s capital partner preferences and investment mandates to support sourcing alignment.
  • Assist in the preparation of pitches, proposals, and new business materials as directed.
  • Begin building direct relationships with brokers, lenders, and market participants in assigned geographies.

Analyst Pool Oversight (~15% of time)

  • Provide day-to-day direction and quality control oversight of analyst work product, including financial models, IC materials, and due diligence deliverables.
  • Mentor analysts and review their output in collaboration with the SVP, Investments.
  • Help maintain and improve internal underwriting templates, deal process standards, and Salesforce protocols.

What you bring

  • Bachelor''s degree in finance, real estate, business, or related field required. Master''s degree a plus.
  • 4-7 years of real estate investment experience, with a demonstrable track record in acquisitions, development, or structured finance.
  • Experience serving as a deal lead or primary underwriter on complex commercial real estate transactions.
  • Advanced Excel financial modeling skills required; Argus Enterprise proficiency strongly preferred.
  • Familiarity with investment committee processes and preparation of high-quality IC materials.
  • Strong underwriting fundamentals across acquisitions, development, or structured finance - capable of building and stress-testing complex financial models independently.
  • Demonstrated experience managing real estate transactions from underwriting through close, ideally including PSA negotiation and due diligence management.
  • Exposure to debt financing processes, including term sheet solicitation, lender relationship management, and loan documentation review.
  • Excellent communicator with the ability to interface credibly with internal stakeholders, legal counsel, lenders, and capital partners.
  • Highly organized and detail oriented, with the ability to manage multiple transactions simultaneously in a fast-paced environment.
  • Strong judgment and problem-solving skills - proactive in identifying issues and resourceful in resolving them.
  • Collaborative mindset with a track record of working effectively across deal teams and functional areas.
  • Proficiency in Salesforce or comparable CRM/pipeline management tools preferred.
  • Healthcare real estate experience a plus but not required.
