    Description

    Key Responsibilities

    Acquisitions

Underwrite new acquisitions and support or lead assets through the due diligence process, coordinating with external vendors and internal teams. Level of ownership will be scaled with experience.

Support or lead the closing process for new acquisitions, depending on experience level.

Play a key or lead role in managing assets throughout their lifecycle, including:

Partner with the Construction team to identify issues such as construction cost overruns, construction delays, and changes in scope.

Work closely with property managers and leasing agents to provide direction for business plans, budgets, forecasts, leases, analyses, and approvals.

Manage or contribute to ongoing reporting: complete debt and equity reporting on a regular and ad hoc basis, deliver financial performance analysis, monitor budgets, review occupancy levels, and actively manage the leasing process in partnership with our 3rd party leasing agents.

Monitor overall operational performance and communicate progress and issues with executives on an ongoing basis. Demonstrate in-depth industry, market, and project knowledge, bringing recommendations and solutions.

Contribute to or lead the disposition of assets, depending on experience level.

    Key Qualifications

    • You've done this before, but remain hungry and excited about doing more and better: 5-8+ years of acquisitions and/or asset management experience in commercial real estate; industrial background a plus. Senior Associates will have strong foundational skills and be eager to grow; VPs will bring demonstrated deal ownership and the ability to mentor others.
    • You're analytically savvy with a nose for value: You bring solid-to-deep experience working with Excel and financial models and can translate data into analysis and insights. VPs are expected to own and drive complex underwriting; Senior Associates should be proficient and grow quickly.
    • You're an open book. You communicate crisply. You go out of your way to be transparent in your actions and words. You manage down, around, and up with the same enthusiasm and without playing politics. You have excellent written and verbal communication skills.
    • You're the definition of a self-starter and a problem solver. You're street-smart, resourceful, and pragmatic. You bring great energy to all you do; you enjoy a fast-paced environment and working collaboratively with others to deliver more for our Partners and to constantly re-set our own bar for excellence.
