Summary:

Seeking Senior Commercial Property Manager of a multi-asset mixed-use urban retail and office portfolio with critical thinking, financial acumen, and team management skills. Duties include but are not limited to developing and executing an annual business plan, financial reporting and management, maintaining property operations and services, delivering best-in-class service, supervising direct reports and contract personnel, managing the performance of outside vendors, interfacing with the tenants on all issues and concerns, and coordinating emergency response plans and efforts.

Responsibilities:

Prepare budgets, financial reports, and other deliverables per the management agreement

Prepare and present annual Operating Expense estimates and reconciliations

Provide direction and leadership to on-site staff

Manage on-site staff for contracted services for the parking garage, janitorial, security, etc.

Prepare scopes, bid, and craft service contracts for vendor services, ensuring compliance with company contracting and insurance requirements

Review service contracts annually, updating scopes of work and/or securing competitive bids from other vendors to ensure value for services performed

Conduct routine quality assurance reviews of the work order system, following up with tenants on selected service calls to evaluate the tenant’s level of satisfaction with the work performed and to ensure that the problem is thoroughly resolved

Liaise with tenant contacts to address issues with the physical asset, operations, security, special events, etc. 

Review tenant monthly payments to ensure timely remittance

Conduct regular building inspections, generating work orders and/or contracting repairs as needed

Maintain emergency procedures manual and drill on emergency evacuation procedures at least once annually

Respond to building emergencies to coordinate resources and provide appropriate guidance in securing the emergency and implementing corrective and preventive actions

• Provide on-call support for after-hour issues that may arise within the facility. 

Demonstrate and maintain Outstanding Customer Service in all areas of responsibility, including those of subordinates.

Other duties as assigned

Requirements and Qualifications:

Bachelor’s degree or equivalent

RPA or CPM designation preferred

A minimum of ten years of experience in commercial property management

Working knowledge of building systems

Strong customer service, interpersonal and supervisory skills

Ability to work in a high-pressure atmosphere

Strong organizational skills

High degree of initiative, self-direction

Excellent written and oral communication skills

Proficiency in Microsoft Office Suite and experience with property management software such as MRI
