Job Description:
Vanir is seeking an experienced Senior Construction Manager to join our growing Pacific Northwest team, supporting capital improvement and construction projects throughout Pierce and King Counties.
We are looking for a collaborative, solutions-oriented construction professional who brings strong field leadership, technical expertise, and a commitment to delivering high-quality projects for the communities we serve.
Our work supports a variety of markets, including transportation, healthcare, public works, K-12 education, justice and essential services, and other public and institutional facilities.
We welcome candidates with construction management experience in one or more of these markets. Experience across multiple market sectors is preferred, not required. We recognize that strong construction management skills are transferable and value professionals who bring depth of experience, sound judgment, and an interest in contributing to a diverse portfolio of projects.
The successful candidate will serve as a key member of the owner's project team, providing construction oversight, contractor coordination, schedule and cost monitoring, quality assurance, and technical guidance throughout construction and closeout.

Essential Duties & Responsibilities:
- Serve as the owner's representative during construction, providing leadership, oversight, and coordination to support successful project delivery.
- Manage construction-phase activities for assigned capital projects, ensuring alignment with approved scope, schedule, budget, quality standards, and client objectives.
- Oversee and monitor contractor performance, construction progress, field operations, and compliance with contract documents.
- Coordinate with owners, architects, engineers, contractors, inspectors, regulatory agencies, and other project stakeholders.
- Review construction schedules, monitor critical path activities, identify potential delays, and recommend corrective actions.
- Monitor construction budgets, cost forecasts, change orders, payment applications, and potential claims.
- Review contractor submittals, requests for information (RFIs), construction documentation, and proposed changes in coordination with the design team and project management staff.
- Conduct regular site observations and construction progress reviews to verify work is progressing in accordance with contract documents and project requirements.
- Monitor construction quality, identify deficiencies, coordinate corrective actions, and support quality assurance and quality control processes.
- Facilitate construction progress meetings, coordination meetings, and issue-resolution discussions with project stakeholders.
- Identify construction risks, evaluate potential impacts, and develop recommendations to mitigate schedule, cost, quality, and operational concerns.
- Coordinate construction activities involving occupied facilities, phased construction, site access limitations, utility interruptions, and ongoing client operations as applicable to assigned projects.
- Monitor contractor compliance with applicable safety requirements and project-specific safety protocols, escalating observed concerns through established procedures.
- Coordinate inspections, testing, commissioning, punch list activities, substantial completion, final completion, and project closeout.
- Review as-built documentation, operations and maintenance manuals, warranties, and other construction closeout deliverables.
- Maintain accurate construction records, field reports, meeting minutes, issue logs, and project documentation.
- Provide regular construction status updates, progress reports, risk assessments, and recommendations to clients and project leadership.
- Support procurement, constructability reviews, value engineering, construction phasing, and preconstruction planning as assigned.
- Collaborate with project managers, project directors, and regional leadership to ensure effective coordination and delivery of client commitments.
- Provide technical guidance and mentorship to construction managers, inspectors, and other project team members as assigned.
- Develop and maintain positive working relationships with clients, contractors, consultants, and project stakeholders.
- Support client engagement, business development, proposal development, and project interviews as requested.
- Promote accountability, collaboration, continuous improvement, and consistent construction management practices.
Minimum Requirements:
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent relevant construction industry experience in lieu of a degree.
- Minimum of 10 years of progressively responsible experience in construction management, construction supervision, general contracting, or related construction project delivery.
- Demonstrated experience managing or overseeing complex commercial, institutional, public works, or other capital construction projects.
- Strong working knowledge of construction means and methods, scheduling, cost controls, contract administration, and construction documentation.
- Experience coordinating contractors, subcontractors, consultants, inspectors, and project stakeholders.
- Demonstrated ability to independently oversee construction activities, identify project risks, and resolve construction-related challenges.
- Excellent written and verbal communication skills.
- Ability to work effectively in active construction environments and attend project sites as required.
Preferred Credentials & Experience:
- Construction management experience in one or more market sectors, including transportation, healthcare, public works, K-12 education, justice and essential services, or other public and institutional facilities.
- Experience overseeing construction projects across multiple market sectors.
- Experience serving as an owner's representative or construction manager for public agencies, school districts, healthcare organizations, municipalities, or institutional clients.
- Experience with transportation facilities, roadway improvements, utilities, water and wastewater facilities, or other public works construction.
- Experience with healthcare facilities, occupied buildings, complex renovations, or phased construction.
- Experience with justice facilities, detention facilities, public safety buildings, or other essential service facilities.
- Experience with public-sector procurement, prevailing wage requirements, and Washington State public works construction practices.
- Familiarity with alternative project delivery methods, including GC/CM, Design-Build, or Progressive Design-Build.
- Experience using Procore, Primavera P6, Microsoft Project, or comparable construction management and scheduling software.
- Established professional relationships within Pierce County, King County, or the greater Puget Sound region.
- Professional certifications or licenses such as Certified Construction Manager (CCM), Construction Manager-in-Training (CMIT), DBIA certification, Professional Engineer (PE), or other relevant credentials.
