THE OPPORTUNITY
We are looking for a sharp, project-focused Senior Accountant to manage the financial lifecycle of our development and construction portfolio. This role sits at the intersection of finance and physical development, moving projects from the initial pre-development phase all the way through to stabilization. You will act as the financial lead for various stakeholders, ensuring that every dollar spent is tracked, coded, and reported with precision.

Job Details

CORE FUNCTIONS
  • Revenue Recognition & WIP: Manage the full cycle of Percentage of Completion (POC) accounting. You will be responsible for maintaining accurate Work-In-Progress (WIP) reports, ensuring that revenue and expenses are recognized in alignment with project milestones and GAAP.
  • Draw Administration & Funding: Lead the construction draw process, preparing comprehensive funding packages for lenders and tracking equity contributions. You will ensure that project funding remains fluid and aligned with commitments.
  • Contract & Change Order Management: Monitor project budgets by tracking committed costs and managing the Change Order process. You will work closely with Project Managers to analyze contingency usage and the financial impact of scope adjustments.
  • Compliance & Risk Mitigation: Take ownership of the Lien Waiver process. You will collect and verify subcontractor documentation and compliance certificates to mitigate financial and legal risk for the organization.
  • Financial Reporting & Analysis: Execute monthly project closes, including accruals and reconciliations. You will provide clear "Actual vs. Budget" variance analysis to leadership, lenders, and investors.

QUALIFICATIONS
  • Experience: 3+ years of accounting experience, specifically within Construction, Real Estate Development, or Multifamily/Commercial sectors.
  • Technical Expertise: Strong mastery of Job Cost Accounting, including a deep understanding of WIP schedules and POC methodology.
  • Software: Proficiency in property management or construction ERPs (e.g., Yardi,Sage, Vista MRI, Entrata, or similar) and advanced Excel skills.
  • Education: Bachelor’s degree in Accounting or Finance.
  • Skills: Ability to manage the financial complexities of multiple concurrent projects while meeting strict reporting deadlines.
