Key Responsibilities

Strategic Estimating & Cost Planning

• Lead conceptual through GMP estimating (ROM, SD, DD, CD) using historical benchmarking and market data.

• Maintain sophisticated cost models and benchmarking tools, specifically for healthcare-related scopes.

• Identify early-stage risk and value engineering opportunities to align project goals with budgets.

Preconstruction & Bid Management

• Oversee the full bid process: document review, RFI management, and the development of comprehensive bid packages.

• Drive subcontractor participation through aggressive market outreach, coverage calls, and relationship management.

• Focus on high-level proposal analysis and strategic bid leveling rather than routine quantity takeoffs.

Collaboration & Leadership

• Lead internal estimate reviews and "deep-dive" strategy sessions with senior leadership.

• Evaluate subcontractor proposals for scope completeness, qualifications, and risk mitigation.

• Support and mentor the preconstruction team while maintaining accountability for final pricing accuracy.

Qualifications

• Bachelor’s in Construction Management, Engineering, or related field; 5+ years of estimating experience.

• Specialized knowledge of healthcare-specific systems (MEP, medical gases, infection control, life safety).

• Proficiency in industry tools (WinEst/Trimble, DESTINI, Bluebeam, Procore, Revit, or P6).

• Strong financial acumen, subcontractor market knowledge, and client-facing presentation skills.
