Senior Superintendent, Luxury Custom Homes

You’ll lead the ground-up construction of Magnifica Builders’ first luxury custom residence, overseeing the project from site preparation through final completion, commissioning, and owner turnover.
This is a hybrid superintendent, owner’s representative, and property-management role. You’ll represent Magnifica Builders in the field, coordinate contractors and consultants, administer project contracts, manage schedules and budgets, and ensure every aspect of the residence meets the quality standards of the Magnifica brand.
Here’s where you’ll have the opportunity to help build more than a home. You’ll help establish how Magnifica Builders manages luxury residential construction as the platform grows.
Leading the project from the ground up will give you direct responsibility for construction sequencing, trade coordination, inspections, quality control, and final delivery.
Working closely with architects, engineers, designers, contractors, and specialty trades will allow you to shape a highly customized residence while protecting the owner’s design intent, schedule, budget, and long-term interests.
Managing contracts, payment applications, change orders, and completed work will place you at the center of project accountability and cost control.
Coordinating with county and city authorities will require you to manage permitting, inspections, code compliance, certificates of occupancy, and other governmental requirements.
Supporting the property after construction will allow you to establish preventive-maintenance, warranty, vendor-management, and estate-operations standards for future Magnifica residences.
What you’ll do
- Lead the full construction lifecycle of luxury custom residences from preconstruction and site mobilization through commissioning, turnover, and warranty.
- Serve as Magnifica Builders’ primary field representative and protect the interests of ownership throughout the project.
- Develop and manage the master construction schedule, short-term work plans, procurement schedules, inspections, and project milestones.
- Direct contractors, subcontractors, suppliers, consultants, designers, and specialty vendors.
- Review drawings, specifications, shop drawings, samples, and field conditions for constructability, coordination, and quality.
- Enforce Magnifica’s standards for craftsmanship, fit, finish, cleanliness, site organization, and attention to detail.
- Review contractor scopes, proposals, contracts, payment applications, invoices, change orders, lien releases, and work completed.
- Monitor project budgets, commitments, allowances, contingencies, schedule risks, and costs to completion.
- Coordinate permitting, inspections, testing, code compliance, and final approvals with city and county authorities.
- Identify design conflicts, construction deficiencies, schedule delays, and cost exposures before they affect the project.
- Oversee building-system startup, commissioning, owner training, punch-list completion, closeout documentation, and final turnover.
- Establish warranty procedures, preventive-maintenance schedules, service records, and vendor-management practices for the completed residence.
- Help develop Magnifica Builders’ construction procedures, reporting standards, quality-control systems, contractor relationships, and operating platform.
- Support future luxury residential projects as the Magnifica Builders portfolio expands.
What you’ll need
- 10+ years of progressively responsible residential construction experience.
- Significant experience delivering high-end or luxury custom homes from groundbreaking through owner turnover.
- Strong knowledge of residential construction methods, building systems, high-end finishes, scheduling, budgeting, permitting, inspections, and closeout.
- Experience managing general contractors, subcontractors, architects, engineers, interior designers, consultants, and specialty trades.
- Ability to interpret architectural, structural, civil, mechanical, electrical, plumbing, landscape, and interior-design documents.
- Experience reviewing construction contracts, scopes of work, payment applications, invoices, change orders, and project cost reports.
- Strong command of construction sequencing, critical-path scheduling, procurement, and long-lead material planning.
- Exceptional attention to detail and an unwillingness to accept incomplete or substandard work.
- Strong communication, documentation, negotiation, and problem-solving skills.
- Ability to communicate effectively with executive ownership while maintaining accountability in the field.
- Experience with construction-management platforms such as Procore, Buildertrend, Bluebeam, or comparable systems.
- Ability to maintain strict confidentiality and discretion while working on private residences.
- Valid driver’s license and ability to work primarily on-site.
Preferred qualifications
- Active Florida Certified General Contractor license.
- Experience acting as a qualifying agent or representing a licensed general contractor.
- Experience serving as a senior superintendent, construction manager, owner’s representative, project executive, or custom-home builder.
- Experience with private estates, waterfront residences, branded residences, or architecturally complex luxury homes.
- Knowledge of residential automation, security, audiovisual, lighting-control, advanced HVAC, generator, pool, landscape, and specialty building systems.
- Experience creating construction procedures and operating systems for a new or growing residential builder.
- Experience overseeing post-construction property management, estate maintenance, renovations, or warranty service.
