Overview The Senior Manager, Facilities Management is responsible for the delivery of world-class workplace and facilities services across PepsiCo's Purchase Headquarters campus and a portfolio of assigned North America office locations. This role serves as the primary liaison between PepsiCo and the Integrated Facilities Management (IFM) strategic partner, ensuring operational excellence, service consistency, financial stewardship, and an exceptional employee experience. The position combines strategic leadership, customer relationship management, facilities operations, capital planning, and vendor governance. This role will collaborate across PGRE to support real estate strategies and delivery of projects. Working closely with Human Resources, Security, EHS, IT, Workplace Experience, and business leadership, the Senior Manager will ensure that facilities operations align with PepsiCo's business priorities, workplace standards, and long-term real estate strategy. Responsibilities include oversight of both hard and soft services, workplace experience programs, facility capital projects, and performance management of the IFM provider. Responsibilities Facilities Operations Leadership Lead day-to-day facilities management activities for Purchase Headquarters and assigned office locations. Ensure safe, efficient, and reliable operation of all building systems, including HVAC, electrical, mechanical, plumbing, life safety, and building infrastructure. Oversee soft services including janitorial, reception, mail services, landscaping, event support, workplace experience, food service, catering, vending, and pantry programs. Drive operational excellence through preventive maintenance programs, service level agreements, and performance metrics. Ensure compliance with all corporate, regulatory, environmental, health, and safety requirements. IFM Strategic Partner Management Serve as the primary relationship manager for the Integrated Facilities Management (IFM) strategic partner. Establish governance structures, operating rhythms, and performance review processes. Monitor service delivery against contractual commitments, KPIs, SLAs, and operational responsibility matrices. Lead quarterly business reviews and continuous improvement initiatives. Escalate and resolve operational issues while fostering a collaborative, high-performing partnership. Identify innovation opportunities and best practices to enhance workplace services and operational efficiency. Customer & Workplace Experience Act as a trusted advisor to site leadership and business stakeholders. Maintain strong relationships with associates and leadership teams to understand evolving workplace needs. Ensure delivery of a premium workplace experience that supports employee productivity, engagement, and well-being. Lead response and communications related to service disruptions, emergencies, and critical incidents. Champion workplace initiatives that align with PepsiCo's future ways of working and office strategy. Financial Management & Capital Planning Develop and manage annual operating budgets and forecasts. Partner with Finance and PGRE leadership to identify cost optimization opportunities and improve operational effectiveness. Lead facilities capital planning, budgeting, and execution for assigned locations. Oversee capital projects from scope development through delivery, including schedule, budget, and quality management. Validate vendor proposals, monitor expenditures, and ensure financial accountability. Cross-Functional Partnership Collaborate closely with HR, Security, IT, EHS, Workplace Experience, and Real Estate teams to support business objectives. Support office transformations, renovations, workplace modernization initiatives, and occupancy planning efforts. Coordinate facilities activities associated with employee events, executive visits, and business continuity plans. Provide facilities expertise and guidance for strategic workplace initiatives and portfolio planning decisions. Governance & Continuous Improvement Develop and implement standardized processes, procedures, and operating models across assigned locations. Utilize KPI reporting, dashboards, and data analytics to drive performance and informed decision-making. Lead corrective actions and continuous improvement programs focused on service quality, customer satisfaction, and operational efficiency. Identify and implement innovative technologies and solutions that enhance facility performance and employee experience. Compensation and Benefits: The expected compensation range for this position is between $123,500 - $206,750. Location, confirmed job-related skills, experience, and education will be considered in setting actual starting salary. Qualifications Education Bachelor's degree in Facilities Management, Engineering, Architecture, Construction Management, Business Administration, or related field required. Master's degree preferred. Experience 8-12 years of progressive facilities management experience within corporate, commercial real estate, or integrated facilities management environments. Experience managing large corporate office locations and complex stakeholder environments. Proven success managing outsourced facilities services and strategic vendor relationships. Experience overseeing both hard and soft services programs. Demonstrated experience managing capital projects and operating budgets. Technical Knowledge Strong understanding of commercial building systems, including HVAC, electrical, mechanical, plumbing, and life safety systems. Knowledge of workplace operations, preventive maintenance, sustainability initiatives, and regulatory compliance requirements.
