    Responsibilities

    The Senior Manager, Real Estate Finance is responsible for providing financial leadership and analytical support for the company''s real estate portfolio. This role partners closely with the Real Estate, Legal, Construction, and Executive Leadership teams to evaluate new store opportunities, lease transactions, portfolio optimization strategies, and occupancy performance. The position serves as the primary finance business partner to the Real Estate organization, ensuring that investment decisions maximize long-term shareholder value while supporting the company''s growth strategy.

    The Senior Manager develops financial models, analyzes market opportunities, prepares investment recommendations, and delivers actionable insights related to new stores, renewals, relocations, closures, and lease negotiations. This individual also manages occupancy reporting, supports strategic planning, and identifies opportunities to improve portfolio productivity and return on invested capital.

    Real Estate Financial Planning & Analysis

    • Serve as the primary finance partner supporting the Real Estate organization.
    • Develop financial analyses supporting new store growth, relocations, renewals, expansions, remodels, and store closure decisions.
    • Build and maintain financial models evaluating investment returns, profitability, and long-term portfolio performance.
    • Support annual budgeting and monthly forecasting for occupancy expense and real estate-related investments.
    • Prepare executive reporting and dashboards tracking portfolio performance and key financial metrics.

    Real Estate Investment Analysis

    • Evaluate proposed real estate investments using ROI, payback, NPV, IRR, cash-on-cash return, and sensitivity analyses.
    • Prepare financial underwriting for all real estate approval packages.
    • Analyze lease economics, occupancy costs, sales productivity, and market performance to support strategic decisions.
    • Partner with Real Estate leadership during lease negotiations by modeling financial impacts of lease terms, rent structures, tenant allowances, and landlord incentives.
    • Develop scenario analyses supporting market entry, relocations, store resizing, and portfolio optimization initiatives.

    Portfolio Performance & Occupancy Analytics

    • Monitor occupancy expense trends across the store fleet and identify opportunities to improve portfolio profitability.
    • Analyze store performance relative to occupancy costs, lease terms, and market conditions.
    • Support portfolio rationalization initiatives through financial analysis of underperforming locations.
    • Produce recurring reporting on occupancy metrics, lease expirations, rent escalations, and portfolio health.
    • Assist in evaluating co-tenancy risks, percentage rent exposure, and landlord compliance requirements.

    Cross-Functional Partnership

    • Partner closely with Real Estate, Construction, Legal, Accounting, Store Operations, and FP&A teams.
    • Support the annual capital planning process for new stores and major real estate investments.
    • Provide financial support for strategic initiatives including acquisitions, market studies, and special projects.
    • Present financial analyses and recommendations to senior leadership and Real Estate Committee meetings.
    • Continuously improve reporting tools, financial models, and analytical processes.

    Qualifications

    • Bachelor''s degree in Finance, Accounting, Economics, Real Estate, or related field required.
    • 7-10 years of progressive finance experience with significant experience supporting retail real estate.
    • Strong understanding of retail lease structures, occupancy costs, and site investment analysis.
    • Experience performing financial modeling for new store development and lease negotiations.
    • Advanced Excel and financial modeling skills.
    • Experience with Power BI, Databricks, Oracle, or similar financial reporting platforms preferred.
    • Strong analytical, communication, and presentation skills.
    • Ability to manage multiple priorities in a fast-paced retail environment.
    • Strong analytical and financial modeling capabilities
    • Strategic thinker with sound business judgment
    • Collaborative partner with the ability to influence cross-functional teams

    The pay range reflects the potential base salary range for this role. Individual base pay is determined by various factors such as relevant experience and skills, and the scope and responsibilities of the position.
