Senior Planner/Scheduler

Location: Austin, TX -- This is an in-office position Monday through Friday, with occasional project-site visits.

About the Role

As our Senior Planner/Scheduler, you will own detailed schedules during the design phase and help establish consistent scheduling practices across the company. You will connect the work of architecture, interiors, estimating, permitting, and construction so teams can see what is due, what depends on it, and where decisions are needed.

You will also develop the initial summary construction schedule, hand it off to the Construction Project Manager when building begins, and serve as a scheduling expert and coach for the team. This is an opportunity to shape how an integrated design-build firm plans its work, not simply update dates on a calendar.

Key Responsibilities

• Build and maintain detailed schedules from project kickoff through issuance of construction documents, covering design, selections, consultants, owner decisions, estimating, permitting, and approvals.
• Set realistic activity sequences, durations, milestones, and dependencies; identify the critical path and risks to key dates.
• Gather progress from each discipline and update active design schedules weekly. Compare forecasts with approved baselines and recommend recovery actions when work slips.
• Share clear weekly reports and look-aheads covering completed work, upcoming milestones, overdue decisions, and schedule risks.
• Develop the initial summary construction baseline with preconstruction and construction leaders, accounting for major phases, permitting, procurement, long-lead items, and contractual milestones.
• Document baseline assumptions and hand the construction schedule to the assigned Project Manager at the start of construction. Remain available for coaching and schedule analysis.
• Create companywide scheduling standards, including templates, update procedures, reporting formats, and quality checks.
• Lead adoption of Oracle Primavera P6 and train Project Managers on scheduling fundamentals, progress updates, forecasting, and software use.

Qualifications

• At least five years of hands-on project scheduling experience in residential construction, design-build, architecture, engineering, or a closely related field. Experience with complex custom homes is preferred.
• Advanced Oracle Primavera P6 skills, including critical path schedule development, progress updates, baseline management, and reporting.
• Strong understanding of schedule logic, progress measurement, construction sequencing, and long-lead risks.
• Experience coordinating schedules across design, preconstruction, permitting, procurement, and construction teams.
• Ability to read drawings and specifications and explain schedule issues clearly to colleagues outside the scheduling discipline.
• Strong organization, judgment, follow-through, and communication skills, including the ability to coach experienced Project Managers.
• A four-year degree in construction management, architecture, engineering, or a related field is preferred; equivalent scheduling experience will be considered.
• Experience with "The Lean Builder" approach and the "Last Planner System" is a strong plus.

Pay and Benefits

• Full-time, W-2 employment.
• Pay: $115,000 - $150,000 per year, depending on relevant scheduling experience, technical expertise, and demonstrated ability to establish standards and train project teams.
