Senior Preconstruction Manager - MEP

The Senior Preconstruction Manager will oversee all aspects of the preconstruction process, ensuring projects are strategically planned, accurately budgeted, and positioned for successful execution. This individual will play a critical role in evaluating project opportunities, developing cost and schedule strategies, managing risk, and coordinating with clients and project stakeholders throughout the early phases of development.

The ideal candidate brings extensive experience in construction estimating, preconstruction planning, and team leadership, with the ability to guide complex projects from concept through construction readiness. Success in this role requires strong analytical capabilities, excellent communication skills, and a proactive approach to problem-solving and value creation.

Key Responsibilities:

• Lead preconstruction efforts from project pursuit through construction handoff, ensuring alignment with project goals, scope, and client expectations
• Develop comprehensive preconstruction plans, schedules, and execution strategies to support successful project delivery
• Direct estimating activities including quantity takeoffs, conceptual budgeting, detailed cost analysis, and pricing reviews
• Prepare and maintain project budgets while identifying cost drivers, market trends, and potential cost-saving opportunities
• Conduct risk assessments during project planning and develop mitigation strategies to improve project outcomes and profitability
• Serve as the primary client contact throughout the preconstruction phase, providing guidance, updates, and strategic recommendations
• Collaborate with architects, engineers, consultants, and trade partners to evaluate design documents and constructability considerations
• Lead value engineering initiatives by identifying alternative materials, systems, and methods that optimize project value
• Oversee preparation of proposals, bid packages, estimates, schedules, and other preconstruction deliverables
• Monitor construction market conditions, labor availability, material pricing, and industry trends to support informed decision-making
• Mentor and support estimators, project engineers, and other preconstruction personnel while promoting a collaborative team environment
• Drive continuous improvement initiatives by implementing best practices, processes, and tools that enhance preconstruction performance
• Ensure all preconstruction documentation is complete, accurate, and compliant with project and client requirements
• Facilitate communication and coordination among internal teams and external stakeholders to maintain project alignment and readiness

Key Qualifications:

• Bachelor’s degree in Construction Management, Engineering, Architecture, or a related discipline
• 8+ years of experience in preconstruction, estimating, construction management, or related project delivery roles
• Demonstrated success managing preconstruction activities for large-scale commercial, industrial, institutional, or infrastructure projects
• Strong knowledge of construction means and methods, project planning, estimating principles, and cost management practices
• Experience working within Design-Build, Integrated Project Delivery (IPD), or similar collaborative delivery models preferred
• Proficiency with estimating software, scheduling platforms, and Microsoft Office applications
• Ability to interpret complex construction drawings, specifications, and project requirements
• Strong leadership, negotiation, organizational, and stakeholder management skills
• Proven ability to manage multiple deadlines and priorities in fast-paced environments
• Familiarity with Building Information Modeling (BIM) processes and technologies is preferred
• Professional certifications such as CCM, LEED AP, or equivalent credentials are considered an asset
• Valid driver's license and ability to travel as needed
