Job Summary
Horizon Roofing is seeking an experienced Senior Project Manager with a strong background in commercial roofing or commercial construction. This is a senior-level position for an accomplished construction professional who can independently manage complex projects, control budgets and schedules, lead project teams, and serve as the primary point of contact for clients from post-award through final closeout.
Commercial roofing experience is strongly preferred. Candidates with significant commercial construction project management experience will also be considered.
The Senior Project Manager will work closely with estimators, superintendents, foremen, field crews, vendors, subcontractors, accounting, and clients to ensure projects are completed safely, on schedule, within budget, and according to Horizon Roofing's quality standards.
Key Responsibilities
- Assume full ownership of awarded projects following Notice to Proceed and manage them through final closeout.
- Review contracts, bid documents, plans, specifications, scopes of work, and project requirements.
- Identify design conflicts, scope gaps, constructability concerns, and potential cost-saving opportunities.
- Facilitate contract execution and permitting processes to keep projects on schedule.
- Coordinate material procurement and ensure materials are ordered accurately and on time.
- Monitor material lead times, shortages, and procurement issues and proactively resolve potential delays.
- Prepare, submit, track, review, and resolve project submittals.
- Prepare, price, submit, negotiate, execute, and track change orders.
- Prepare, submit, and track RFIs and ASIs and ensure resulting changes are communicated to the field.
- Serve as the primary point of contact for clients regarding roofing and related sheet metal work throughout pre-construction and construction.
- Maintain strong working relationships with owners, general contractors, architects, vendors, subcontractors, and internal project teams.
- Track project budgets, costs, labor productivity, and profitability and identify potential overages before they become significant.
- Develop corrective strategies when projects are trending over budget or behind schedule.
- Review project invoices and coordinate with accounting to ensure accurate and timely monthly billing.
- Develop, maintain, and manage project schedules and coordinate subcontractor activities.
- Provide field superintendents and foremen with complete, accurate, and workable project documents.
- Provide leadership, direction, problem-solving, and support to field operations.
- Attend and lead job progress meetings as required.
- Maintain complete project documentation and ensure proper risk-management procedures are followed.
- Coordinate punch-list work, repairs, and completion documentation.
- Manage leak calls and warranty-related communication for assigned projects.
- Facilitate an organized and timely project closeout process.
- Coordinate miscellaneous repairs and additional work following project completion.
- Effectively manage approximately 5-6 active projects simultaneously, along with additional projects in pre-construction and closeout phases.
