Project ManagerProject Leadership & ExecutionServe as the primary project leader for a $140 million mixed-use development project.Direct all phases of project execution, from pre-construction planning through project completion and stabilization.Develop and maintain comprehensive project schedules, budgets, and risk management plans.Establish project objectives and ensure alignment among ownership, consultants, contractors, and stakeholders.Construction ManagementLead the construction team and oversee all general contractor and subcontractor activities.Monitor project performance, construction progress, and productivity against established milestones.Conduct regular site visits and project meetings to verify compliance with quality, safety, and schedule expectations.Proactively identify and resolve construction, design, and operational challenges.Financial OversightManage project budgets, cost forecasting, and financial reporting.Review and approve contractor pay applications, invoices, and change orders.Track project costs and implement corrective actions to maintain financial objectives.Prepare executive-level reporting regarding project performance, risks, and opportunities.Stakeholder & Consultant ManagementCoordinate efforts among architects, engineers, planners, attorneys, consultants, and municipal officials.Lead negotiations related to contracts, vendor agreements, and consultant engagements.Build and maintain strong relationships with local municipalities, utility providers, and regulatory agencies.Serve as the primary point of contact for ownership and executive leadership.Permitting, Entitlements & ComplianceManage the entitlement, permitting, and regulatory approval process.Ensure compliance with all local, state, and federal regulations.Coordinate inspections and approvals throughout the project lifecycle.Oversee adherence to environmental, safety, and building code requirements.Risk ManagementIdentify potential project risks and implement mitigation strategies.Resolve issues affecting project scope, budget, quality, or schedule.Maintain detailed project documentation and decision logs.Ensure contractual obligations are met by all project participants.MPI does not discriminate on the basis of race, color, religion, sex, sexual orientation, gender identity or expression, national origin, age, disability, veteran status, marital status, or based on an individual's status in any group or class protected by applicable federal, state or local law. MPI encourages applications from minorities, women, the disabled, protected veterans and all other qualified applicants.The Successful ApplicantRequired QualificationsBachelor's degree in Construction Management, Civil Engineering, Architecture, Real Estate Development, Project Management, or a related field.7-12+ years of progressive experience managing large-scale commercial, multifamily, mixed-use, or institutional development projects.Demonstrated success managing projects valued at $50 million or greater.Strong knowledge of construction means and methods, budgeting, scheduling, procurement, and contract administration.Experience leading cross-functional project teams and managing external consultants and contractors.Proficiency with Microsoft Project, Excel, Bluebeam, Procore, and related project management software.Preferred QualificationsExperience managing large multifamily or mixed-use developments in the Northeast market.Familiarity with New Jersey zoning, permitting, and entitlement processes.PMP certification, CCM designation, LEED Accreditation, or other relevant professional credentials.Experience working directly for a developer, owner's representative, or national construction management firm.Leadership CompetenciesExceptional leadership and team-building skills.Strategic thinker with strong business and financial acumen.Excellent communication, negotiation, and stakeholder management abilities.Strong analytical and problem-solving capabilities.Ability to perform effectively in a fast-paced, deadline-driven development environment.High level of accountability, professionalism, and ownership mentality.What's on OfferWhat We OfferCompetitive base salary of $125,000 - $185,000, based on experience and qualifications.Annual performance bonus and long-term incentive opportunities.Comprehensive medical, dental, and vision insurance.401(k) retirement plan with company match.Generous paid time off, company holidays, and wellness benefits.Professional development, training, and career advancement opportunities.Opportunity to lead a high-profile, community-impacting $140 million development project.Direct exposure to senior leadership and strategic decision-making.Collaborative culture with the resources and stability of a nationally recognized real estate developer.The opportunity to play a key role in shaping one of Bergen County's premier mixed-use developments.Interested?
