ABOUT THE OPPORTUNITY

One of the nation’s leading multifamily builder/developers is seeking a Senior Project Manager to lead ground-up construction in Santa Monica. The company develops, builds, acquires, and operates high-quality apartment communities in major markets coast to coast. They bring 30 plus years of expertise and live and work in every market where they build.

POSITION OVERVIEW

The Senior Project Manager leads project teams through the ground-up construction of high-density residential and mixed-use projects. You will oversee multiple projects across preconstruction and construction and drive schedule, quality, and profitability on each one. This role reports to the Vice President or President of Construction and works on site in Santa Monica.

• Base Salary: $150,000 to $200,000 (depending on experience)

ESSENTIAL RESPONSIBILITIES

• Advise the President and Vice President of Construction on project design, pricing, staffing, and construction
• Direct project teams on design, pricing, staffing, and construction issues
• Provide technical and construction management support to the Development team
• Collaborate with project teams, architects, engineers, and third-party consultants to prepare contract documents
• Lead constructability reviews and redline plans and specifications at each design milestone
• Partner with preconstruction and estimating to develop and update construction budgets, schedules, and logistics plans
• Lead the process to identify and secure all permits and approvals required to build each project
• Manage multiple projects at various stages of preconstruction and construction
• Negotiate contracts and manage project personnel to meet deadlines and goals

REQUIRED QUALIFICATIONS

• Minimum 10 years of experience managing all phases of construction on high-density residential and mixed-use projects
• Bachelor’s degree in architecture, engineering, construction science, or a related field
• 15 years of related experience, including 5 years in a supervisory role over multiple projects, accepted in lieu of a degree
• Strong knowledge of construction procedures, building codes, estimating, budgeting, scheduling, and safety practices
• Working knowledge of Microsoft Word, Excel, Outlook, and MS Project
• Proven ability to negotiate contracts, manage personnel, meet deadlines, and maintain confidentiality
• Strong organization, time-management, and written and verbal communication skills

PREFERRED QUALIFICATIONS

• Proficiency in Procore
• Proficiency in Textura

This position is based on an active construction site in Santa Monica. It requires the ability to walk job sites, climb stairs and ladders, walk on uneven surfaces, and work outdoors in various weather conditions. Must wear required personal protective equipment including hard hat, safety glasses, and steel-toed boots.
