Job TitleLead large-scale multifamily projects from groundbreaking to closeoutJob DescriptionServe as the primary liaison between ownership teams, consultants, and project stakeholders throughout the construction lifecycle. Lead weekly project meetings and maintain detailed documentation regarding schedule updates, budget impacts, and project changes. Prepare conceptual budgets, quantity takeoffs, cost analyses, and value engineering recommendations. Identify long-lead materials and equipment, securing approvals and procurement to maintain project schedules. Partner with field leadership to develop, maintain, and update project schedules and utility coordination plans. Solicit, analyze, and negotiate subcontractor and supplier proposals to ensure competitive pricing and complete scope coverage. Prepare and administer purchase orders, subcontract agreements, and vendor contracts in accordance with company standards. Manage project finances, including owner billings, subcontractor payments, change orders, forecasting, and cash flow. Establish project budgets and monitor performance through variance reporting and cost control measures. Support estimating and business development efforts by developing trade scopes and bid packages for competitive pursuits. Ensure project teams receive updated drawings, approved submittals, and critical project documentation. Collaborate with Superintendents and executive leadership to develop and maintain baseline CPM schedules. Address subcontractor coordination and performance issues in partnership with field leadership. Communicate budget updates, contractual matters, and closeout requirements to project teams and leadership. Multifamily construction experience strongly preferred. Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred but not required. Proven ability to lead project teams and effectively manage subcontractors, suppliers, and project stakeholders. Strong understanding of budgeting, cost control, forecasting, scheduling, procurement, and project financial management. Experience negotiating and administering subcontractor and vendor agreements. Working knowledge of CPM scheduling and construction project execution methodologies. Proficiency with Microsoft Office Suite, including Excel and Word. Experience with or ability to quickly learn construction management platforms such as Procore, Primavera P6, and Bluebeam. Excellent communication, problem-solving, negotiation, and organizational skills. Ability to manage multiple priorities in a fast-paced construction environment.What's on OfferCompetitive salary ranging from $140,000 to $175,000.
