Senior Property Manager

As the senior licensed property manager, and team leader, you will oversee the day-to-day management of over 400 residential properties. Our local support team consisting of licensed PMs, Assistants and admins will look to you to lead and help guide these properties to success. Ancillary departments that will coordinate you include the maintenance, accounting and sales/marketing teams.


The Senior PM will report directly to the Director of Property Management and Broker.

This position requires an experienced property management professional who is a self-starter, organized detail oriented. Manager needs to possess solid verbal and written communication skills; time management skills; and is not afraid of taking the initiative in order to reach goals. 


The Property Manager will work with Landlords and Tenants to solving complex problems while being able to provide a high level of customer service. 


This position offers a competitive package, including base pay ($8,000 - $9,000 per/month), attainable bonuses, and benefits that include health insurance, PTO, and transportation allowances.

Senior Manager Roles & Responsibilities:

  • In accordance with GWM SOP’s, supervise the day-to-day operations of the assigned office portfolio including portfolio staff.
  • Oversee and train PM staff and provide written counseling in accordance with HR guidelines
  • Be the direct representative between GWM and Portfolio Landlords.
  • Maintain excellent communication standards between GWM and clients/customers.
  • Assist staff in solving complex Landlord/Tenant and Property issues.
  • Ensure all legal or administrative complaints are forwarded to the Broker in a timely manner.
  • Focus on the tracking and reporting of Portfolio Key Principle Indications (KPI’s):
    • Leasing and Renewal
    • Unit Vacancy & Property Turnover
    • Property/Client Attrition
    • Management Fee collection


Requirements:

  • (3) Years minimum Residential Property Management Experience 
  • Real Estate License (in Good Standing) or in completion process
  • Real Estate Property Management License (in Good Standing) or in completion process
  • Local, State & National Realtor Board Member (in Good Standing) or in completion process
  • Working vehicle transportation
