Job Summary
The Senior Real Estate Manager is responsible for supporting the active management and growth of a 170+ location portfolio spanning the United States and Canada. This role serves as the senior operational support to the Vice President, Retail Development - preparing deal reviews, analysis, and Real Estate Committee materials that underpin the VP's negotiations and helping to drive portfolio efficiency across all sites.
This individual owns the preparation behind every deal: maintaining the pipeline, supporting deal analysis, coordinating documentation with legal counsel, and producing the Real Estate Committee decks and deal reviews.
The role helps lead the team's people and technology agenda - directly managing the Lease Administrator and championing the Real Estate software platform to drive accuracy, efficiency, and portfolio insight.
The ideal candidate combines strong commercial deal acumen with the maturity to develop a direct report and the cross-functional fluency to collaborate with Legal, Finance, Construction, and Operations. They stay current on retail real estate market trends, evolving lease structures, and industry best practices, and bring those insights proactively to the team.
Job Responsibilities
Deal Preparation, Analysis & Support
Support the VP, Retail Development throughout the negotiation process on new leases, renewals, relocations, amendments, and terminations
Maintain and manage the deal pipeline from initial opportunity through fully executed lease
Compile and provide supporting data and deal analysis for permanent-lease pro forma / ROI models; under the company's financial controls
Coordinate with legal counsel to review and progress lease documents, amendments, and related agreements
Identify and analyze portfolio optimization opportunities - including lease restructuring, right-sizing, kick-out / early-termination rights, and disposition
Portfolio Strategy & Market Intelligence
Maintain a deep understanding of market conditions, the competitive set, and landlord dynamics across key markets
Track retailer performance data, sales trends, and market activity; compile and distribute insights to internal and external partners to support site strategy
Prepare market maps and location analyses to help internal partners evaluate and prioritize site decisions
Maintain awareness of retail real estate market trends, emerging lease structures, and industry developments, bringing relevant insights to the team on an ongoing basis
Contribute to long-range portfolio planning, including scenario analysis and strategic recommendations on the store footprint
Real Estate Committee & Cross-Functional Coordination
Prepare Real Estate Committee Meeting (RECM) decks, deal reviews, renewal analyses, and portfolio updates
Own the RECM preparation process - agenda support, materials, and circulation of accurate minutes following each session
Serve as a key point of coordination between internal departments (Legal, Finance, Construction, Operations) and external partners (attorneys, landlords, brokers)
External Storage & Temporary Locations
Negotiate rates and terms with landlords for external storage and temporary locations - securing the best terms achievable
Own budget planning and management for both temporary (holiday/construction) and permanent external storage locations
Build and own the pro forma / ROI for temporary deals
Obtain internal approvals and communicate outcomes to the Commercial and Finance/Accounting teams; maintain ongoing status communication with key stakeholders throughout the lifecycle
Store Development, Renovations & Closures
Support new store openings, renovations, and closures by ensuring the Construction Team receives critical lease dates, Tenant Coordinator contacts, and Tenant Handbooks
Oversee the Tenant Allowance process: guiding negotiated amounts, coordinating closeout requirements with the Construction Project Manager, and ensuring complete packages are submitted to landlords for timely collection
Team Supervision & Technology
Directly supervise, coach, and develop the Lease Administrator, setting clear expectations and reviewing quality of work
Champion the Real Estate software platform, partnering with Finance to automate lease administration and accounting workflows
Leverage AI-powered tools and automation to surface portfolio insights, improve reporting accuracy, and drive workflow efficiency
Support compliance with lease obligations across the portfolio, escalating risks or discrepancies as identified

What We Offer
The compensation for this role ranges from $120,000 - $130,000. Exact compensation will vary based on factors including but not limited to, experience, skills and geographic location. In addition to annual salary, this position is eligible for participation in a highly competitive bonus program.
