We are seeking an experienced, motivated, and results-oriented Senior Retail Property Manager to oversee a portfolio of retail shopping centers throughout New England. This role is ideal for a proactive professional who thrives in a collaborative environment and enjoys balancing property operations, financial management, tenant relations, and project coordination.

Position Summary

The Senior Retail Property Manager is responsible for the day-to-day operations and financial performance of an assigned portfolio of retail properties. This position oversees property maintenance, budgeting, vendor management, lease administration, tenant relations, and capital improvement projects while partnering closely with internal teams to maximize property value and tenant satisfaction.

Key Responsibilities
Property Operations
  • Manage the daily operations of multiple retail shopping centers.
  • Conduct routine property inspections to ensure assets are maintained to company standards.
  • Coordinate maintenance, repairs, landscaping, snow removal, and capital improvement projects.
  • Ensure compliance with all local, state, and federal regulations, including life safety requirements.
Financial Management
  • Prepare and manage annual operating budgets.
  • Monitor operating expenses and identify cost-saving opportunities.
  • Review and approve invoices for accuracy and timely payment.
  • Analyze monthly financial statements and prepare variance reports.
  • Assist with tenant collections, reporting, CAM reconciliations, and operating expense recoveries.
Vendor & Contract Management
  • Solicit bids and negotiate service contracts.
  • Evaluate vendor proposals and provide recommendations to senior leadership.
  • Manage contractor and vendor relationships while ensuring quality, cost-effectiveness, and compliance.
  • Maintain service agreements and contract documentation.
Lease Administration
  • Administer lease provisions and ensure compliance with lease obligations.
  • Coordinate tenant move-ins, expansions, relocations, and move-outs.
  • Interpret lease language related to operating responsibilities and tenant obligations.
  • Partner with Leasing and Asset Management on tenant matters and property initiatives.
Tenant Relations
  • Serve as the primary operational contact for tenants.
  • Respond promptly and professionally to tenant concerns and service requests.
  • Foster strong tenant relationships to promote retention and satisfaction.
  • Provide regular communication and reporting to ownership and senior leadership.
Reporting & Administration
  • Prepare monthly property management reports.
  • Maintain accurate property records, vendor files, contracts, and certificates of insurance.
  • Track capital projects and operational initiatives.
  • Utilize property management software to maintain accurate portfolio information.
Collaboration
  • Partner with Asset Management, Leasing, Accounting, Construction, and other internal teams.
  • Build productive relationships with municipal officials, inspectors, utilities, and community organizations.
  • Support special projects and portfolio initiatives as needed.
Qualifications
Required
  • Minimum of 3 years of commercial property management experience, preferably within retail real estate.
  • Experience managing multiple commercial properties.
  • Strong knowledge of property operations, budgeting, lease administration, and vendor management.
  • Excellent organizational, analytical, and problem-solving skills.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Word and Excel.
  • Experience with Yardi or MRI property management software.
  • Self-motivated with the ability to manage multiple priorities and meet deadlines.
Preferred
  • Bachelor's degree in Business, Real Estate, Property Management, or a related field.
  • Retail shopping center management experience.
  • Experience with Avid or Payscan.
  • Professional designation such as CPM®, RPA®, or similar.

Travel
