Our client is a vertically integrated real estate construction and investment firm with an active portfolio of developments across the Western U.S. They're looking for a Senior Superintendent to oversee field operations across their San Diego projects. This person will lead a team of superintendents and assistants while managing their own project, and serve as the key point of contact between the field and project management. The role sits on a long-term project with a 5-year runway and two additional projects coming online.

Responsibilities:
- Lead, mentor, and oversee a field team of superintendents and assistant superintendents across active construction projects
- Run day-to-day operations on an assigned project while maintaining accountability for schedule, quality, and productivity
- Manage both vertical and horizontal (site, utility, wet utilities) construction activities
- Build and maintain project schedules in collaboration with the project management team; push updated schedules to the field and manage subcontractor timelines
- Coordinate with city jurisdictions, manage permit-related activities, and oversee field inspections at the city level
- Review plans for accuracy, quality, and alignment with approved specifications; resolve conflicts as they arise
- Participate in pre-award contract reviews with purchasing, subcontractors, and internal team members
- Coordinate with purchasing on budget updates and cost projections
- Partner with marketing, purchasing, and construction teams on project specifications
- Manage and respond to RFIs
- Oversee implementation of contracted scopes with subcontractors and other stakeholders
- Manage fire and sound assemblies
- Oversee stormwater pollution prevention (SWPPP) compliance on-site
- Manage off-site improvement tracking and coordination
- Lead project closeout activities
Minimum Qualifications:
- 7 years of experience in multifamily construction, with direct superintendent experience
- 4 or more years in a supervisory role managing field teams
- Proficiency in Microsoft Word, Excel, and Microsoft Project
- Experience managing both vertical and horizontal/site construction
- Ability to coordinate with municipal jurisdictions and manage inspections at the city level
Preferred Qualifications:
- Bachelor's degree in construction management, engineering, or a related field
- OSHA certification
- Experience with Autodesk construction management tools
- Proficiency in Bluebeam
- Background with large regional or public homebuilders
- Familiarity with Type V wood-frame multifamily construction
- Experience on master-planned communities or large-scale land development projects
