    • This role requires a flexible schedule with varying hours, including weekends.

What We Seek in a Service Manager:

  • HVAC Certification
  • Experience in Lease-Up is preferred
  • Demonstrated experience as an HVAC Service Manager or in a similar capacity.
  • In-depth knowledge of HVAC systems, components, and controls.
  • Strong leadership and team management abilities with an emphasis on collaboration.
  • Exceptional problem-solving and decision-making skills.
  • Understanding of budgeting and cost control principles.
  • Effective communication skills for engaging with team members, vendors, and residents.
  • Relevant certifications and licenses in HVAC systems.
  • Familiarity with property management operations is advantageous.
  • Possession of a valid driver's license, a clean driving record, and a reliable vehicle for daily tasks and on-call duties.
  • Own basic tools.
  • Capability to lift over 50 lbs and navigate multiple flights of stairs daily.
  • Strong customer service skills and a positive attitude.

Your Responsibilities as a Service Manager:

  • Deliver exceptional service to residents.
  • Develop cost-saving strategies and manage budgets effectively.
  • Respond to resident requests promptly, within 24 hours.
  • Oversee the maintenance team's schedules, focus, and on-call rotations.
  • Lead by example, providing mentorship and guidance.
  • Prepare vacant apartments for new residents, ensuring high-quality repairs and replacements.
  • Possess a diverse skill set, including painting, electrical work, HVAC, and pool maintenance.
  • Maintain clean grounds, address emergencies swiftly, and identify property hazards.
  • Build strong relationships with service providers, managing vendors and supplies.
  • Ensure a well-stocked maintenance shop while avoiding unnecessary expenses.
  • Implement loss prevention strategies and manage the operational maintenance budget.
  • Streamline purchasing through Appfolio for cost-effective acquisitions.
  • Lead by example, performing technician and groundskeeper tasks as needed.
  • Efficiently schedule vacancies for 5-day turnovers.
  • Assign service requests to qualified personnel for a 24-hour response time.
  • Schedule all vacancies for 5-day turnovers.
  • Manage security deposit dispositions and participate in required meetings.
