Maintenance Technician | Hands-On Role with Growth Opportunity

What You'll Be Doing:

Step into a rewarding, hands-on role where every day brings new challenges and opportunities to shine. Our 162-unit apartment community in Mt. Arlington is seeking a dedicated Maintenance Service Technician with 2+ years of maintenance experience who enjoys troubleshooting, takes initiative, and delivers outstanding customer service.

This position is part of a two-person maintenance team, so the ideal candidate will be comfortable working independently while supporting a Service Manager across daily operations. Strong plumbing and carpentry/sheetrock repair skills are key for success in this role, with opportunities to continue developing HVAC skills.

As a Maintenance Technician at Morgan Properties, you will:

  • Be responsible for troubleshooting service issues including, but not limited to, HVAC, general appliances, carpentry, electrical, and plumbing
  • Perform general repairs including drywall, carpentry, and appliance troubleshooting
  • Support apartment make-readies/turns to prepare units for new residents
  • Maintain interior and exterior areas in accordance with company standards, compliance requirements, and applicable laws
  • Assist with grounds and curb appeal, including snow removal (plow experience a plus)
  • Respond promptly and efficiently to maintenance service tickets
  • Participate in a rotating on-call schedule
  • Communicate clearly and professionally with residents and office staff regarding repairs and updates

You will work closely with the Service Manager as part of a small, collaborative team supporting the community.

Compensation & Incentives:

  • Base Pay: $24.00 - $27.00/ hr.
  • Up to 50% Rent Discount
  • Property Staff Shared Renewal Commissions
  • Morgan Essentials: $300 quarterly
  • On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:

  • Monday - Friday: 8:00 AM - 4:30 PM
  • Paid rotating on-call participation required
  • Must be available and prepared for emergency events
  • Schedule subject to change based on business needs

What We'll Expect From You:

  • Minimum 2 years of maintenance or related trades experience required
  • Strong experience with plumbing and carpentry/sheetrock repairs
  • HVAC experience is a plus; willingness to learn and develop skills is important
  • Comfortable using a smartphone, mobile apps, and computer systems
  • Strong communication and customer service skills
  • Active, valid driver's license and a personal vehicle
  • Ability to live within a reasonable commute of the property
  • HVAC / EPA / CFC certification preferred

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
