    Position Summary

In conjunction with the Operations Manager, the Site Manager is responsible for the overall operation, maintenance, safety, security, and appearance of the assigned property or campus. This role oversees building systems, grounds, vendor relationships, maintenance activities, and day-to-day site operations to ensure a safe, efficient, and well-maintained environment for tenants, customers, residents, and visitors.

This is a working Site Manager position that combines facility oversight with hands-on maintenance responsibilities. The Site Manager is expected to actively diagnose issues, perform repairs and preventive maintenance, and lead by example in maintaining the property, while coordinating specialized work with outside contractors as needed.

The successful candidate will possess strong technical maintenance skills, sound judgment, and a customer-service mindset, with the ability to independently prioritize work, respond to operational issues, and ensure compliance with company standards and all applicable safety, environmental, and regulatory requirements.

    What You'll Do

Oversee the daily operation, maintenance, safety, security, and appearance of the campus, its buildings, grounds, and equipment. Perform hands-on maintenance, repairs, and preventive maintenance activities on building systems, equipment, grounds, and common areas as needed, while serving as the primary on-site maintenance resource. Coordinate day-to-day work with contractors for equipment installations, repairs, preventive maintenance, inspections, and other site activities. Confirm that contractors and service providers perform quality work safely, productively, and in compliance with applicable OSHA, EPA, legal, and code requirements. Troubleshoot building and equipment issues, perform repairs within your capabilities, and determine when specialized vendor support is needed. Respond promptly and professionally to client, tenant, and resident concerns; coordinate follow-through and document completed actions. Purchase and manage maintenance supplies and equipment, maintain accurate logs and records, and complete an annual inventory of tools and equipment. Assist the Operations Manager with annual capital planning for building systems, structures, parking areas, grounds, and other property needs. Support site workflow processes and monthly operational reporting, including non-routine events, major projects, training, cost savings, and significant contractor, vendor, or customer-service matters. Maintain current technical knowledge through training, educational opportunities, and relevant technical publications. Participate in after-hours, emergency, and on-call response activities as required to support site operations and address property issues.

    What You'll Bring

High school diploma or equivalent; additional technical education or training is valued. At least four to five years of building operations and maintenance experience, with a practical understanding of commercial building systems. Demonstrated ability to troubleshoot equipment and facility issues, coordinate repairs, and work effectively with contractors and maintenance personnel. Strong communication, organization, documentation, and general computer skills. A service-focused, team-oriented approach and the ability to work effectively with clients, tenants, residents, contractors, vendors, and internal partners. Ability to work on site Monday through Friday, respond to emergencies while on call, and work evenings or weekends when operational needs require.

    Preferred Experience

Operations or maintenance experience within a large commercial, industrial, institutional, or mixed-use property. Experience coordinating preventive maintenance programs, vendor performance, work orders, and site documentation. Working knowledge of workplace safety practices, environmental requirements, and building or equipment codes. Experience supporting operating budgets, capital planning, purchasing, or monthly property reporting.

    Physical Requirements & Work Environment

Ability to lift, carry, push, and pull up to 50 pounds on a regular basis. Ability to frequently walk, stand, climb, stoop, kneel, crouch, crawl, and work in physically demanding environments. Ability to safely use ladders, stairs, lifts, and other access equipment to inspect and maintain building systems and property infrastructure. Ability to access and work on rooftops, in mechanical rooms, and in confined or restricted-access spaces as required. Ability to inspect buildings, grounds, parking areas, and industrial facilities, including walking large properties over uneven terrain and varying distances. Ability to work indoors and outdoors in a variety of weather conditions, including heat, cold, rain, snow, and other environmental conditions typical of the assigned locations. Ability to respond to emergency maintenance situations and perform the essential functions of the position in a safe and timely manner. Must possess a valid drivers license, maintain reliable transportation, and be able to travel regularly between multiple properties and job sites as required.
