    SUMMARY

    Sourcing Specialist plays a pivotal role in ensuring the smooth operation of construction projects for our Capital Projects/Redevelopment team. As the Sourcing Specialist, you will be responsible for negotiating terms with vendors, analyzing pricing structures, and identifying potential new partners. Your keen eye for detail will be essential as you manage vendor onboarding packages and ensuring compliance with Welltower's requirements. This position is based in our Plano, TX office and reports directly to the Invoice Manager, Capital Administration.

    KEY RESPONSIBILITIES

    • Compile comprehensive vendor onboarding packages, including thorough reviews of licenses and insurance to ensure compliance with company policies.
    • Collaborate with Risk Management to address and resolve insurance discrepancies promptly and effectively.
    • Research and identify new vendors for the SHO Capital/Redevelopment team, ensuring alignment with Welltower's standards and requirements.
    • Address budgetary issues, invoice discrepancies, and pricing discrepancies as they arise, ensuring financial integrity throughout project execution.
    • Prepare and assemble contract packages, including budgetary estimates, requests for proposals (RFPs), project scopes, and schedules, facilitating contract execution on behalf of Project Managers.
    • Negotiate terms and conditions with vendors, encompassing discount terms, contract pricing, and material pricing.
    • Conduct analysis of current vendor pricing to identify outliers and optimize procurement strategies.
    • Coordinate and facilitate pre-construction and post-construction meetings, ensuring effective communication and alignment among project stakeholders.
    • Oversee the purchase order cycle from initiation to completion, ensuring accuracy and timeliness in procurement processes.
    • Support project managers in monitoring project progress, billing, and deliverables, providing regular updates to stakeholders as needed.
    • Foster collaboration and synergy among project team members to enhance productivity and achieve project objectives.
    • Continuously assess and refine project processes to drive efficiency and effectiveness, contributing to ongoing improvement initiatives.
    • Perform other projects and responsibilities as required.

    MINIMUM REQUIREMENTS

    • At least 3 years of relevant experience.
    • Bachelor's Degree preferred or equivalent experience
    • Yardi/Payscan experience preferred.
    • Understanding of COI (Certificate of Insurance), Waivers and Endorsements
    • High degree of proficiency in Microsoft Office suite
    • Strong oral and written communication skills
    • Ability to manage multiple priorities and deadlines
    • Strong interpersonal skills; ability to relate and to get along with others
    • Ability to make decisions on minor issues in accordance with company policy.
    • Demonstrate organizational skills and ability to manage multiple projects simultaneously.
